Assistant Parking Manager

The Assistant Parking Manager assist in the oversite of operations for a multi-location parking portfolio in Dallas, TX and is responsible for achieving superior operational results and financial performance

QUALIFICATIONS

  • Previous Parking Experience Highly Preferred
  • Knowledge and relationships in the parking industry
  • Bachelor’s Degree in Business Administration, Finance, Engineering Architecture, Planning or related field preferred
  • CPP, CPM designation (or in progress preferred)
  • 2+ years parking management experience with supervisory responsibility; preferably parking garages and surface lots
  • Parking Software and Equipment Experience
  • Detail oriented, analytical and computer, literate
  • Strong communication skills
  • All other duties associated with the day-to-day operation of a commercial real estate portfolio
  • Self-Starter with ability to network and create new business

ESSENTIAL FUNCTIONS

  • If applicable, supervise all on-site staff and operations as well as third party vendors
  • Responsible for area business development efforts including proposals, presentations, and transitions for new locations.
  • Ability to develop and manage staff
  • Build and maintain a best-in-class level of service at assignment
  • Seek to build employee teams and provide training, motivation and direction for superior performance
  • Serve as point person for assignment

RESPONSIBILITIES

  • Obtain vendor contracts
  • Assist in the Management of Entire Project and operations
  • Network and gain new internal/external contacts to develop new opportunities
  • Ability to review existing budgets and implement operations to stay in line with budget
  • Conduct routine (daily) property inspections to prevent/identify problems and exposures
  • Manage many annual events
  • Create opportunities for additional revenues for locations through valet contracts, monthly parking etc.
  • Ensure compliance with codes, regulations and governmental agency directives
  • Assure optimal functioning of location hardware, software, etc.
  • Establish AR/AP guidelines, track performance and monitor recovery process
  • Maintain personal contact with owners and property management
  • Monitor lease expirations and work with leasing team to maximize parker retention
  • Ensure monthly reporting according to owner’s needs
  • Ensure compliance with management agreements
  • Coordinate property/owner teams including property management, accounting, marketing and construction

EDUCATION

  • Bachelor’s Degree preferred
