The class A project is situated on 19 acres and will offer 213,218 square feet of cross-dock warehouse space, scheduled for completion in summer 2015.

Greens Commerce Center will accommodate tenants from 42,900 square feet to 213,218 square feet, boasting state-of-the-art amenities such as an ESFR sprinkler system, 32-foot clear height and ample trailer storage.

“As our newest development, this project presented a terrific opportunity to acquire a well-located development parcel along the highly-desirable Beltway 8 Corridor in North Houston,” says John Clowney, vice president of asset management for KTR. “The proposed flexible building design, which can be demised to accommodate medium and smaller sized users, appeals to the vast majority of tenants seeking modern, class A space in the north and northwest industrial submarkets of Houston.”

Stream Realty Partners has been awarded the leasing and management of the assignment, directed by Jeremy Lumbreras and Michael Flowers.

“We are extremely excited to be working with KTR on this first-class development,” says Lumbreras, senior associate at Stream. “With the ability to accommodate users seeking less than 50,000 square feet, we are confident this project is strategically positioned to take advantage of an underserved segment of the market.”
