Stream Executes 133,000 SF of Pre-Leasing for Crow Holdings Industrial

A new 24-acre industrial business park developed by Dallas-based Crow Holdings Industrial has leased more than 133,000 square feet to two new tenants.

The northwest Houston three-building park, known as Apex Distribution Center, was previously home to the former Goya Foods manufacturing site.

A Mississippi-based bakery supplier, Dawn Food Products, will now occupy 89,710 square feet in the Building 1 space. The building’s remaining 50,400 square feet is available for lease.

Meanwhile, a California company, Eleganza Tiles, has leased 44,130 square feet in Building 3, which has a remaining 22,290 square feet of space available for lease.

CHI broke ground on the property, located on Tanner Road just west of Beltway 8, in December 2014. The developer added Buildings 2 and 3 to the property, which included more that 270,000 square feet of Class A, front-load, light-industrial warehouse space at the site.

Building 2 will not be complete until November 2015, but it is available for lease.

Greg Barra and David Boyd with Boyd Commercial represented CHI in the transaction with Dawn Foods. Nathan Hale and Lance McCarthy with Mohr Partners represented the tenant.

Matteson Hamilton and Blake Warren with Stream Realty Partners represented CHI in the transaction with Eleganza Tiles. Clay Peeples with Boyd Commercial represented the tenant.

Overall, Houston’s industrial market has been booming, especially in the northwest area of the city, as manufacturing and distribution plants, storage yards and “flex” office space are in high demand.
