Dynamic leader needed for  property management portfolio in (Stream Chicago) Rosemont, Illinois.  The position will oversee an office portfolio working with property management leadership. In addition, this role will involve serving as point person on third party relations and facilitate in managing all functions pertaining to building portfolio(s); including providing tenant support, budgeting, and management of daily property operations.

QUALIFICATIONS

  • Bachelor’s Degree in Business Administration, Finance, Planning or related field
  • 5+ years property management experience with significant supervisory responsibility
  • Office Property Management experience is preferred
  • CPM, RPA designation (or in progress)
  • Detail oriented, analytical and computer literate
  • Strong communication skills
  • Accounting and budget planning experience is preferred

ESSENTIAL FUNCTIONS

  • Ensure tenants are current in receivables and lease responsibilities
  • Perform and/or monitor collections and coordinate default proceedings
  • Coordinate operating expense reconciliations with the accounting department; must be knowledgeable of lease provisions
  • Ensure all Stream best practices are implemented and followed
  • Prepare annual third party operating and capital budgets
  • Conduct routine property inspections
  • Adhere to Stream property management annual audit
  • Coordinate real estate tax review process for assignment
  • Ensure adherence to customers’ policies and procedures
  • Ensure compliance with codes, regulations and governmental agency directives
  • Maintain personal contact with all tenants
  • Coordinate Insurance requirements for properties with tenants and vendors
  • Coordinate AP/AR invoicing for third party process
  • Plan coordinate and schedule general maintenance, repairs and projects with the vendor and tenants
  • Bid, award and oversee general maintenance, repairs and projects
  • All other duties associated with the day-to-day operation of first-class industrial buildings

RESPONSIBILITIES

  • Authorize vendor contracts
  • Perform various personnel functions including staffing and employee development
  • Review and approve operating and capital budgets
  • Conduct routine property inspections to prevent/identify problems
  • Coordinate real estate tax review process for properties
  • Ensure adherence to owners’ policies and procedures
  • Ensure compliance with codes, regulations and governmental agency directives
  • Assure optimal functioning of building and security systems
  • Establish AR/AP guidelines, track performance and monitor recovery process
  • Maintain personal contact with owners
  • Monitor lease expirations
  • Ensure monthly reporting according to owner's needs
  • Coordinate property/owner teams including property management, accounting, marketing and construction
