This position will supervise the Property Management functions and provide management oversight and direction for Stream Austin Retail portfolio(s).   Serve as point person on third party owner relations and provide budgetary leadership.

QUALIFICATIONS

  • Retail Property Management and Real Estate industry experience required
  • 5-7 years property management experience with supervisory responsibility; preferably in Retail Property Management
  • Strong written and verbal communication skills
  • CPM, RPA designation (or in progress)
  • Detail oriented, analytical, results-driven,  and computer literate

ESSENTIAL FUNCTIONS

  • Resolve leasing/property management issues
  • Responsible for the financial performance and development of financial metrics for retail portfolio(s)
  • Ensure adherence to owners’ policies and procedures
  • Retail Property Management

RESPONSIBILITIES

  • Authorize vendor contracts
  • Support Director of Property Management with various personnel functions including staffing and employee development
  • Assemble, review and implement operating and capital budgets
  • Conduct routine property inspections to prevent/identify problems and exposures
  • Coordinate insurance procurement, electricity procurement, and real estate tax review processes for properties
  • Ensure compliance with codes, regulations and governmental agency directives
  • Assure optimal functioning of building life safety and security systems
  • Establish AR/AP guidelines, track performance and monitor recovery process
  • Maintain personal contact with owners
  • Monitor lease expirations and work with leasing team to maximize tenant retention
  • Ensure monthly reporting according to owner's needs
  • Ensure compliance with management agreements
  • Coordinate property/owner teams including property management, accounting, marketing and construction

EDUCATION

  • Bachelor’s Degree preferred
  • CPM credentials or applicable experience needed
