Dynamic leader needed for industrial property management portfolio in Houston, Texas.  The position will oversee a portfolio working with property management leadership. In addition, this role will involve serving as point person on third party relations and facilitate in managing all functions pertaining to building portfolio(s); including providing tenant support, budgeting, and management of daily property operations.

QUALIFICATIONS

  • Property Management and Real Estate industry experience required
  • 3-5 Years property management experience with supervisory responsibility
  • Strong written and verbal communication skills
  • CPM, RPA designation (or in progress)
  • Detail oriented, analytical and computer literate
  • Prior commercial industrial property management experience

  • Resolve leasing/property management issues
  • Build and maintain a best-in-class level of service at assignment
  • Seek to build employee teams and provide training, motivation and direction for superior performance
  • Serve as point person for assignment

RESPONSIBILITIES

  • Authorize vendor contracts
  • Perform various personnel functions including staffing and employee development
  • Develop tenant relationships and support building operations for portfolio
  • Assemble, review and implement operating and capital budgets
  • Conduct routine property inspections to prevent/identify problems and exposures
  • Coordinate insurance procurement, electricity procurement, and real estate tax review processes for properties
  • Ensure compliance with codes, regulations and governmental agency directives
  • Assure optimal functioning of building life safety and security systems
  • Establish AR/AP guidelines, track performance and monitor recovery process
  • Maintain personal contact with owners
  • Monitor lease expirations and work with leasing team to maximize tenant retention
  • Ensure monthly reporting according to owner's needs
  • Ensure compliance with management agreements
  • Coordinate property/owner teams including property management, accounting, marketing and construction

EDUCATION

  • Bachelor's Degree preferred
