Stream’s Houston Industrial Team Begins Leasing Ground-Up Development in Northwest Houston

First Industrial Realty Trust is building a large distribution center in northwest Houston. The project is the latest in a series of speculative projects launched or announced in the Amazon era.

The Chicago industrial developer broke ground Dec. 1 on First 290 @ Guhn Road, located on a vacant tract north of U.S. 290 inside Beltway 8. The 126,250-square-foot distribution center, 6913 Guhn, is slated for completion next summer.

First 290 was designed for a variety of tenants, but particularly retailers and e-commerce companies looking for a large distribution center that can serve homes both inside the Loop and out in the suburbs. Brokers Matteson Hamilton and Jeremy Lumbreras with Stream Realty Partners are leasing the project, which can accommodate one or two tenants.

The facility will feature 32-foot-tall ceilings, front-load docks, fast-response sprinklers, 137 car parking spots and a 185-foot truck court with up to 46 trailer parking spots. The developer plans to widen part of Guhn Road, north from West Little York, to accommodate semi-trailer trucks.
