Development Manager

Kyle Fletcher is a Development Manager in the construction management division at Stream Realty Partners in the Houston office. He will assist in the management of all ground-up and renovation projects, including office, industrial, retail and healthcare.

Bringing seven years of experience in construction management, Kyle has a diversified skill set spanning all construction markets, including retail, industrial, healthcare, municipal/government, community and office. He is integrated in all aspects of the process including pre-construction activities, project management and cost estimating saving his clients significant time and resources. Kyle’s expertise in multiple markets provides him the ability to proactively strategize by identifying solutions during pre-construction, as well as the adaptability to solve problems on projects under construction. Kyle has an in-depth understanding of contracts, scheduling and cost management, which ensures his clients that the project is budgeted and managed correctly. Kyle has completed numerous projects from pre-construction to close out, enabling him to have a thorough understanding of a project life cycle.

Client Experience

• Patients ER Longview – 8,500 SF tilt wall building with conventional steel framing. The facility includes 10 treatment rooms, one triage room, CT and X-Ray machines, lab, pharmacy, nurse station, lobby and offices
• Patients ER Tyler – 8,000 square-feet tilt wall building with conventional steel framing. The facility includes 10 treatment rooms, one triage room, CT and X-Ray machines, lab, pharmacy, nurse station, lobby and offices
• Patients ER Galveston – This was an 11,000-square-foot structural steel building with stucco, stone and brick veneer. The facility includes 14 treatment rooms, one triage room, CT and X-Ray machines, lab, pharmacy, nurse station, lobby and offices.
• CHI / St. Luke’s ER Pasadena – 8,500 square-foot tilt wall building with conventional steel framing. The facility includes 12 treatment rooms, one triage room, CT and X-Ray machines, lab, pharmacy, nurse station, lobby and offices
• Partners ER– 7,500 square-foot remodel. The building was previously used as a Mexican restaurant which we converted into a healthcare facility. The facility included 8 treatment rooms, triage room, nurse station, and CT and X-ray rooms.
• Pearland Fire Station #2 – Structural steel, CMU, and wood-framed facility with 10 dorms, three restrooms with showers, a commercial kitchen and dining, two offices, exercise room, three, 80-foot apparatus bays, bunker gear storage, medical supply storage and a decontamination room.
• Pearland Fire Station #3 – Structural steel, CMU, and wood-framed facility with 10 dorms, three restrooms with showers, a commercial kitchen and dining, two offices, exercise room, three, 80-foot apparatus bays, bunker gear storage, medical supply storage and a decontamination room.
• Shadow Creek Sports Complex – PEMB including a concession, rest rooms, and mechanical mezzanine. The park included 4 softball fields, 4 baseball fields, outdoor playground, and a jogging trail.
Industrial
• Industrial Commerce Center 3 & 4 – 332,000 square-foot tilt wall warehouse with one 2,500 square-foot spec office.
• Underwood Distribution Center – 404,000 square-foot tilt wall warehouse.
• 290 Northwest Business Center – 137,000 square-foot tilt wall warehouse with one 2,500 square-foot spec office.
• Ella Logistics Center Buildings 1 & 2 – 505,000 square-foot tilt wall warehouse.

Other Major Project Experience:
• Crosspoint Kids – 20,000-square-foot conventional structural steel building includes stucco and stone veneer. It has a sanctuary, 11 classrooms, an indoor playground, three offices, a work room and a break room.
• Lutheran South Academy Harvey Renovation – Completely remodeled three buildings after Hurricane Harvey. This included complete demolition of interior components with a complete build back for their K -12 schools to include a basketball gym. The renovation was complete is 8 months.
• Profax – 25,000 square-foot pre-engineered metal building with a brick and stone façade. This included a 5,000 square-foot office buildout with 20,000 square-feet of warehouse.
