Overview
In June 2017, Stream acquired the two-acre property located at 8731 Katy Freeway in the heart of Memorial Villages along I-10 in Houston, three miles from Memorial Hermann Memorial City Medical Center and within minutes of Houston’s popular Uptown District. The project started as a traditional office development, but as Stream saw the demand for doctors and clinics wanting to be closer to their patients, the project morphed into medical office. Located in an affluent neighborhood that had not seen much commercial development in recent years, Stream considered it a perfect opportunity for practices to get out of tightly packed medical centers and into a prime location, especially with the trend of providing patients with easier access to care.

Strategy
Stream partnered with Dallas/Fort Worth-based E4H Architecture on the design; Canada-based WSP Global and Houston-based Jones Carter on the engineering side; and Houston-based Burton Construction for general contracting. A key priority was to ensure access in and out of the building was as easy as possible. To achieve that, a six-level, 400-space precast parking garage was constructed as an attachment to the building, allowing patients to enter directly from the second floor. The elevators were built large enough to accommodate a hospital gurney, which was an important design feature for the two planned surgery centers. Care was taken to complement the history of Memorial Village, with the interior motif featuring warm whites and brown wood accents. The modern building envelope was designed to showcase a glass curtain wall in conjunction with fine masonry and stucco throughout the building perimeter.
Results
Completed in summer 2019, Hedwig Place totals five stories and 102,500 square feet of Class A medical office space. Typical floor plate size is 20,400 square feet, large enough to accommodate multiple examination rooms and patient waiting areas. The building features a pharmacy, areas for medical imaging and scans, as well as the two ambulatory surgical centers. Pre-leasing success at the property included anchor tenant Memorial Plastic Surgery leasing 24,000 SF and Texas ENT Specialists taking on 21,000 SF. Additionally, popular restaurant Federal Grill took 7,000 SF of amenity space on the ground floor.
