Our investment approach is driven by the market’s fundamental intersection between tenant demand and capital market liquidity.
Stream’s Investment Management team leverages local knowledge and real-time information gathered by our market experts across the country. Our team is proactively engaged in every aspect of a project’s life cycle. In-house personnel provide expertise in underwriting and due diligence, capital markets, development services, accounting, and reporting, as well as partner relations—effectively combining a solution-based mentality alongside institutional application.
Since our founding in 1996, Stream has invested alongside our partners in more than 62 million square feet of office, industrial, mixed-use, and data center space—amounting to approximately $11.5 billion in total capitalization. The Investment Management team currently manages five co-mingled funds that account for over $1.9 billion in equity. Since inception, realized returns to partners are over a 2.01x equity multiple and 35.97% IRR as of December 2025.
