The Quad

Stream purchased an underutilized mixed-use property totaling 3.82 acres in the heart of Uptown Dallas. The site included a 131,000-square-foot office tower as well as 65,000 square feet of retail and creative office space across several buildings. Our business plan is to refurbish the existing office tower and redevelop the remaining space into a new Class AA office asset totaling 345,000 square feet with an additional 14,000 square feet of retail on the surrounding land. The asset is located in a prime market for office and retail tenants looking for high–quality space in the desirable Uptown neighborhood.

After acquisition, Stream refurbished the original office tower aesthetics and addressed deferred maintenance while vacating existing retail tenants and preparing the site for development. Construction began in 2022, and as a part of the redevelopment, we created over an acre of shared greenspace for a positive community impact while increasing building appeal among tenants. The new office tower is currently 35% leased with average rental rates more than 25% higher than original underwriting. We are negotiating additional leases that will bring the building to approximately 60% leased. We have signed leases with various prominent local retail tenants, and we are pleased with the building’s position as an iconic development in the submarket.
