Changing the Landscape at DFW Airport

How would one describe developing the first industrial project at the south side of DFW Airport?

“Really exciting,” said Cannon Green, managing director and partner at Stream Realty Partners (Stream).

The vision for project began in January 2013. After much planning and coordination, Stream, on behalf of Cabot Industrial Value Fund V, officially broke ground last fall on International Logistics Center (ILC).

Fast forward to today and the project, owned by Cabot Industrial Value Fund V, is on the fast track to feature three different-sized speculative industrial buildings on 40 acres. At completion, ILC will total in excess of 646,796 square feet, and accommodate a range of tenant sizes from 20,000 to 320,000 square feet.

“As the first industrial speculative project on the south side of the airport, it’s a pioneering-type location that will quickly be followed by a number of additional industrial buildings in the southern area,” said Green.

Green credits long-term client and owner of the buildings, Cabot Industrial Value Fund V, and the development team of Peinado Construction, GSR Andrade Architects, Pacheco Koch and Belle Firma, as the key contributors to expediting the project’s construction.

ILC is ideally positioned in one of the most in-demand industrial submarkets in the country and features convenient access to multiple transportation access points and thoroughfares.

“The project offers close proximity to the central business districts of Dallas and Fort Worth, and is located in Foreign Trade Zone #39. Additionally, the development has Triple Freeport Tax Exemption.” said Blake Kendrick, managing director and partner at Stream.
