CORE45 To Add 1.6 Million Square Feet Of Class A Industrial Space In South Dallas

Nationally recognized developer TRG will make its entry into the Dallas-Fort Worth industrial market in the new year by breaking ground in January on a 1.6-million-square-foot industrial project 14 miles southeast of Downtown Dallas.

TRG has appointed Threecore, a full-service construction firm that is a client of Stream Realty Partners, to design and build CORE45 at 1690-1700 E. Pleasant Run Road in Wilmer, Texas, along with its sister design firm, CESO, Inc. The project has direct access off Interstate 45 and is 1 mile from the Union Pacific Dallas Intermodal Terminal. The two-building development has an expected delivery of the first quarter of 2023 and will be able to accommodate tenants seeking 300,000 square feet to 1.6 million square feet.

As part of the development group, TRG has teamed up with Grandview Partners, which will be providing funding for CORE45. Stream, a national real estate services, development, and investment company, has been awarded the leasing of the project.

The Class A development specifications at CORE45 have been designed with the latest industry standards and parking counts to offer flexibility for tenants. Building 1 of CORE45 will offer 616,068 square feet, 110 dock doors, 151 trailer parks, and 306 employee parking spaces. Building 2 will feature 1,027,068 square feet with 186 dock doors, 252 trailer parks, and 594 employee parking spaces. Build-to-suit office space, cross-dock configurations, and 40-foot clear heights are applicable to both facilities. Tenants will have the ability to fully secure the premises and truck courts with a fence and guard shack.

Near the crossroads of Interstates 45 and 20, Wilmer is home to distribution centers for Amazon, Unilever, Sprouts Farmers Market, Proctor & Gamble, Whirlpool, Ace Hardware, and Medline.

Stream Dallas Managing Director Matt Dornak, Vice President Luke Davis, and Associate Ridley Culp will oversee the leasing efforts at CORE45.
