Fortis Property Group Breaks Ground on Multi-Million-Dollar Renovation at Dallas Arts Tower

DALLAS – July 10, 2025 – Fortis Property Group, LLC has officially commenced a transformative renovation project at Dallas Arts Tower, a 55-story office landmark located at 2200 Ross Avenue in the heart of the Dallas Arts District. Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, will continue to lead leasing efforts at the 1.2 million-square-foot tower. 

The multi-million-dollar capital improvement project, which officially broke ground in late June 2025, is focused on enhancing the tenant experience and modernizing key building components. The renovations include a complete transformation of the main lobby, which will feature new flooring, lighting, furniture, upgraded elevator lobbies, and interiors. A new all-day café will be added in the northwest corner of the lobby, offering breakfast, lunch, craft coffee, and bar service during happy hour. The café will include both indoor and outdoor seating to provide tenants and visitors with a more vibrant and welcoming environment. 

The improvements also include new elevator interiors throughout the tower, as well as the enhancement of a second-floor mezzanine lounge area with updated flooring, lighting, and furnishings. On the exterior, a new LED lighting package will be installed to enhance the building’s nighttime presence. Valet parking service will also be introduced in the building’s motor court, as part of the project, further elevating the tenant experience.

Stream has served as the exclusive leasing agent for Dallas Arts Tower since 2016, with Executive Vice President & Partner J.J. Leonard, Managing Director Matt Wieser, and Associate Sam Bass handling leasing and marketing efforts on behalf of ownership.

Designed by ENTOS Design and managed by Northgate Construction, the project is expected to be completed in the first quarter of 2026. The current renovation follows a 2019 capital improvement plan that introduced a redesigned front plaza, an 8,000-square-foot fitness center, a 150-seat conference facility, and a reimagined Sky Lobby on the 40th floor with conference rooms, an executive boardroom, and lounge areas.
