801 17th Street NW has been honored with a TOBY Award in the 100,000–250,000-square-foot office category, one of the most respected distinctions in the commercial real estate industry. Often regarded as the highest recognition in property management, the TOBY Awards celebrate excellence in building operations, tenant experience, and sustainability. 

Located in Washington, D.C.’s CBD, 801 17th Street NW earned the Office Building of the Year designation based on demonstrated excellence in operational efficiency, tenant retention, and environmental performance. The award also reflects the strong sense of community cultivated within the building—a defining element of Stream’s property management philosophy. 

Central to the recognition is the building’s robust tenant engagement strategy. As one of Stream’s first assets to adopt X2—the firm’s elevated hospitality-infused service program—801 17th Street’s property management team has established a dynamic calendar of events designed to foster meaningful tenant interaction and connection. Among the most notable initiatives is the building’s Creator Series, a program that highlights tenants’ personal passions through interactive experiences such as bread-making and jewelry-making classes. These events, along with the building’s annual holiday celebration—the largest tenant gathering of the year—help transform the workplace into a collaborative and engaging environment. 

Tenant participation also played an important role in the recognition. Fried Frank, the building’s anchor tenant, actively supports community programming and building initiatives. Representatives from both Fried Frank and John Deere joined the TOBY judges on the building tour, providing firsthand testimonials about the property’s management, operations, and tenant experience.

801 17th Street NW is the first Stream-managed property in Washington, D.C. to receive a TOBY Award. The property also holds a notable place in the city’s sustainability history, having become the first office building in Washington, D.C. to achieve LEED Platinum certification in 2009. 

The award reflects the collective efforts of Stream’s property management team supporting the building, including Associate Director of Property Management Chris Skelly, Senior Property Manager Tiesha Johnson, Assistant Property Manager Alex Keefe, Customer Experience Manager Cristal Jones, and Assistant Chief Engineer Ammon Morgan. Their focus on operational excellence, tenant relationships, and continuous improvement remains central to the building’s success. 

801 17th Street NW will advance to the regional TOBY competition this April, where it will compete alongside other award-winning properties.
