    Stone Oak Physicians Plaza I & II and Westgate Medical Center faced significant challenges when Stream was engaged. Building II of Stone Oak Physicians Plaza was less than 50% leased, while Building I, though better occupied, struggled with tenant turnover and market perception. Westgate Medical Center similarly faced outdated leasing strategies and limited tenant activity, leaving it underperforming in a competitive healthcare market. Combined, the portfolio required a creative repositioning strategy to improve occupancy and enhance its market reputation. To address these challenges, the client engaged Stream to lead the leasing and repositioning efforts.

    Stream implemented a tailored strategy to reposition the portfolio and drive leasing momentum across the properties. For Stone Oak Physicians Plaza II, the team introduced capital investments, including three spec suites, to address long-standing vacancies and offer move-in-ready options for prospective tenants. These suites were marketed aggressively and fully leased before construction was completed, helping to stabilize the property. Stone Oak Physicians Plaza I benefitted from a focus on tenant retention and targeted marketing campaigns, emphasizing the property’s strong location and suitability for diverse healthcare tenants.

    For Westgate Medical Center, Stream adopted a highly targeted marketing plan for each availability, aimed at attracting healthcare providers whose needs aligned with the property’s strengths. Proactive outreach and broker engagement emphasized the building’s potential as a refreshed option in the market, securing new tenant interest and improving leasing activity.

Results

Stream quickly transformed the portfolio, achieving remarkable results for both properties.

  • Stone Oak Physicians Plaza: Building II achieved 100% occupancy for the first time in its history, while Building I increased from 85% to 95% occupancy in the first year. Despite tenant turnover, Stream brought Building I back to 97% leased within two years.
  • Westgate Medical Center: Occupancy rose from 69% to 84% in just 16 months, driven by six new deals and two renewal expansions valued at $5.5 million in total transaction value.

Through creative leasing strategies, targeted marketing, and operational focus, Stream repositioned the portfolio to meet tenant needs and succeed in a competitive healthcare market. These efforts demonstrated the effectiveness of proactive leasing and thoughtful market positioning in stabilizing underperforming assets.
