Stream Realty Partners Secures 407,195-Square-Foot Industrial Lease in Mesquite

Stream Realty Partners (Stream), a national real estate services company, is pleased to announce that it represented the landlord, Dalfen Industrial, as well as the tenant, Steve Silver Company, in the 407,195-square-foot, seven-year lease transaction at East Dallas Logistics Center, a brand new, two-building distribution property located in Mesquite, TX.

Steve Silver Company evaluated all potential options in South and East Dallas to accommodate their expansion efforts and ultimately decided this Mesquite location best fit their needs. Family-owned and operated since 1983, the industry-leading furniture importer has continued to expand their distribution footprint in East Dallas, as this new lease brings them to 900,000 square feet in the region, adding to their existing 500,000 square feet of space at a state-of-the-art warehouse and distribution facility in Forney, TX.

Stream’s Dallas/Fort Worth team of Matt Dornak, Managing Director, SIOR, handled leasing efforts for Dalfen Industrial, while Adam Jones, Vice President, and Ryan Wolcott, Vice President, SIOR, represented the tenant, Steve Silver Company.

East Dallas Logistics Center consists of two new, Class A distribution centers. The Steve Silver Company leased the 407,195-square-foot, cross-dock facility, which is one of the larger leases to be secured in the Mesquite / Garland submarkets year-to-date, and serves a testament to the resiliency of the industrial leasing market and growing popularity of East Dallas locations.

Dalfen Industrial remains one of the most active buyers of industrial product in the marketplace, with a central focus on high-quality, strategically located, industrial warehouses, logistics centers, multi-tenant business parks and manufacturing facilities. The company acquired the 44.62 acres of land in Mesquite in February 2019, and the best-in-class East Dallas Logistics Center development was completed in November 2020. The project was Dalfen’s first spec development east of I-635.

Located nine miles east of downtown Dallas at 1440 & 1460 E. Kearney Street in Mesquite, East Dallas Logistics Center’s two distribution centers total 545,597 square feet. Steve Silver Company’s space includes 36′ clear heights, 89 dock doors and four drive-in doors with ramps, while the 138,402-square-foot facility provides front load configuration, 32′ clear heights, 28 dock doors and two drive-in doors with ramps. The property is located in the Northeast industrial corridor—one of DFW’s strongest submarkets—offering convenient access to the metro’s major thoroughfares, including I-635, I-30 and I-80. It’s also less than three miles from the Mesquite Airport and 37 miles from DFW Airport.
