A Houston-based commercial real estate firm that redevelops prime office space has announced plans to substantially renovate a 12-story building near The Heights.
David Z. Mafrige Interests recently bought North Loop Center at 1235 N. Loop West in Houston. The building, highly visible from Loop 610, is immediately adjacent to two of Houston’s hottest areas, The Heights and Timbergrove. DZMI plans to upgrade the lobby and common areas and add LED lighting throughout the property to satisfy the submarket’s rising demand for quality office space.
Stream Realty Partners, a national real estate services, development, and investment company, will handle leasing and marketing for the property, where availabilities range from 1,000 to 19,000 square feet.
“DZMI is very excited to add North Loop Center to the portfolio,” said Andrew J. Clark, President at DZMI. “Being locally owned gives DZMI the advantage to offer our tenants the best office experience. The location and bones of the building are what led us to acquire the asset. With a number of improvements already underway, we feel with the proper upgrades it shouldn’t take Stream and DZMI long to have North Loop Center to a similar occupancy that the rest of the North Loop Market boasts.”
Stream and DZMI have completed over 35,000 SF of transactions at the Building this year. Most recently, ARCO Design and Construction executed a new, long-term lease for the entirety of the 12th floor. Other notable transactions include Bridgefarmer & Associates, Inc., Chill Brothers, Shipco Transport and Harding and Carbone, Inc. The building offers monument signage opportunities, a four-story parking garage with covered access to the building, an on-site courtesy officer, controlled, 24-hour access, a Tenant lounge, and office lunch services. It is within walking distance to popular restaurants, retail stores, and hotels.
North Loop Center’s premier location offers immediate access to major thoroughfares including IH-610, Ella Boulevard, Durham Drive, and Yale Street. The Central Business District and The Galleria are a 10-minute drive away.
“The North Loop submarket is more desirable than ever for office tenants,” said Matthew Asvestas, a Vice President at Stream Houston. “The fundamentals and amenity base of The Heights is robust. The IH-610/U.S. 290 interchange is complete, and tenants are attracted to the massive value compared to CBD and Inner Loop office buildings. We are excited to partner with a local owner that understands and is ready to act on these trends.”
Asvestas and Danielle Rothchild, an Associate at Stream, will provide leasing services on behalf of DZMI.
