PHOENIX – August 13, 2025 – Vero Capital announced today that Troon, the world’s largest golf and golf-related hospitality management company, has signed a 68,721-square-foot lease at INISIO at Kierland in Scottsdale, Arizona. The company will relocate its headquarters to a full floor at Kierland II, marking one of the largest new Class A office leases in the market in recent years.

Troon will move to INISIO from its longtime home at Kierland Commons, where it has occupied 36,294 square feet for the past 16 years. The new headquarters, designed with a focus on flexibility, collaboration, and employee wellness, will be located on the fourth floor and is expected to be ready for occupancy in the second quarter of 2026.

“Troon’s commitment to enhancing the associate experience aligns perfectly with our vision for INISIO,” said Andy Stone, Managing Partner at Vero. “We’re grateful for our advisor, Stream, and to Troon’s advisor, Keyser, for their role in bringing this opportunity to life. This lease underscores the value of thoughtful design, curated amenities, and a hospitality-driven approach to office. We’re proud to welcome a world-class organization like Troon to INISIO and look forward to seeing them thrive in a space created to support innovation, connection, and well-being.”

INISIO at Kierland is a two-building, 415,577-square-foot Class A office campus located at 16430 N. Scottsdale Road and 16260 N. 71st Street in the North Scottsdale submarket. Stream Realty Partners, a national commercial real estate services firm offering an integrated platform of services, provides leasing, property management, and construction management services for the project, which is currently undergoing a transformative renovation aimed at redefining the tenant experience in Scottsdale.

The renovations, set to deliver in fall 2025, include a 5,000-square-foot state-of-the-art fitness center designed by Good City Studio, featuring spa-inspired locker rooms, thermal saunas, cold plunges, recovery areas, and an outdoor fitness yard. Additional amenities include reimagined common areas, flexible conferencing and huddle rooms, a podcast studio, a golf simulator, a multi-use courtyard, food truck programming, and an all-day café operated by Infuse Hospitality. A new Customer Experience Manager has also been added to the on-site team to curate hospitality-driven tenant events and provide personalized service, further enhancing the workplace environment.

“INISIO is designed for today’s companies that are deeply focused on experience, wellness, and flexibility, and Troon perfectly embodies those traits,” said Stirling Pascal, Vice President at Stream. “We worked closely with Troon and their advisors to tailor an environment that supports their values and future growth while elevating the day-to-day experience for their associates, including amenities like a golf simulator that reflects Troon’s brand and culture.”

Troon’s decision to relocate to INISIO reflects the company’s commitment to creating a modern, collaborative headquarters that supports its culture and vision. With all departments located on a single floor, the new space is purposefully designed to encourage connection, innovation, and efficiency. The layout includes dedicated spaces for wellness, training, content creation, and social interaction, reinforcing Troon’s dedication to delivering an exceptional associate experience.

In addition to Troon, recent leasing activity at INISIO underscores sustained interest from forward-thinking companies across industries. Kestra Financial and Leeward Renewable Energy each signed leases for spec suites totaling 5,309 square feet and 4,950 square feet, respectively. Southwest Heritage Bank secured a 3,088-square-foot space, while Synergos, a long-standing tenant, recommitted to 6,732 square feet, further signaling confidence in INISIO’s evolution.

Stirling Pascal leads leasing efforts, while Stream Vice President of Construction and Development Dave Kollar oversees construction management on behalf of the property’s ownership, Vero. Jonathan Keyser and Darius Green of Keyser represented Troon.
