Cold Creek Solutions has broken ground on one of the largest warehouses of its kind in Central Texas–a 300,500-square-foot, state-of-the-art cold storage facility in San Antonio, Texas.
Located on 17 acres of land in the Northeast submarket, the development, known as 110 Cascade Drive, is just outside of Loop 410 and 1 mile south of Interstate 10 East on Foster Road. Easy access to I10 makes the new facility ideal for tenants serving the food and beverage or pharmaceutical industries.
This is the second Texas project for developer Cold Creek Solutions. The firm is a full-service developer of cold storage warehouse and logistic facilities.
Stream Realty Partners, a national real estate services, development, and investment company, will oversee the leasing of the project. Senior Vice President Michael T. Kent and Vice President Payton Rion, both within Stream San Antonio’s industrial division, will lead leasing efforts.
“Demand for cold storage space is rapidly increasing as the area’s population expands and more consumers shift to online grocery ordering and prepared foods,” Kent said. “More Class A, turn-key facilities like this allow us to quickly meet the demand of tenants who want to capitalize on that growth.”
The insulated, steel frame building boasts a state-of-the-art central ammonia refrigeration plant which is fully convertible from -20 degrees to 50 degrees. The facility can accommodate 1 to 4 tenants and features 48-foot clear height in the warehouse, 30-foot clear height cold dock, 48 dock doors, 2 drive-in doors, and 2 office pods of 3,000 square feet each which can be built to suit users.
