In 2019, Stream acquired a 3.82-acre mixed-use property in the heart of Uptown Dallas, previously known as The Quadrangle. The vision was to reposition the site into a premier Class AA office and retail destination that redefines the modern workplace experience.

Business Plan
Delivered in 2024, The QUAD features a new 345,000-square-foot Class AA office tower, 15,000 square feet of retail across seven restaurants, and a renovated 130,000-square-foot 1980s tower. The 12-story asset offers flexible floor plates and modern finishes, highlighted by large digital art installations in the lobby. The property also offers more than an acre of shared greenspace, providing tenants and the Uptown community with a vibrant outdoor environment. Amenities include The QUAD Club, a premium tenant lounge featuring a full-service bar, meeting spaces, and social areas, as well as a state-of-the-art fitness facility.
The QUAD was designed to be the “Smartest & Safest Building” in Dallas, allowing tenants to enjoy a fully touchless experience, hospital-grade indoor air filtration, and elevator ionization systems.
