Investment Management Services that Differentiate in CRE

Stream offers an opportunistic discretionary investment platform that is fully integrated with Stream’s service platform to draw on expertise from our local offices. We review all relevant and available information to make investment decisions based on real-time supply and demand fundamentals. Stream currently acquires and develops best-in-class industrial, office, and data center opportunities in our markets across the United States that we believe have the highest probability of leasing regardless of where we are in the economic cycle. Thus, we seek to make investments where the supply and demand fundamentals intersect with demand from capital.

Since the inception of the Investment Management platform in 2014, Stream has raised three discretionary funds exceeding $900 million in total equity commitments from relationship-minded institutional partners. Investments to date include over 11.1 million square feet of office, industrial, and retail acquired or developed nationwide with a development pipeline exceeding 8.5 million square feet. Realized returns for the platform are a 2.54x multiple on invested equity and a 38.7% IRR*.

How does it work?

The Investment Management platform is one of several ways Stream supports our most important asset: our talent. Most investment opportunities are sourced by brokerage team members located throughout the country in the markets we serve. Once an opportunity is identified, the Investment Management team will serve as a one-stop-shop for vetting and ultimately (if approved) capitalizing and managing the investment. The partnership with the Investment Management platform will span the full life cycle of an investment and include services such as Underwriting / Due Diligence, Capital Markets, Acquisitions / Closing, Asset Management, Accounting & Reporting, Construction Management, Dispositions, and Investor Relations.

Who can participate?

Any Stream employee can source investment opportunities; however, most opportunities are sourced through those in production. The most successful producers at Stream maintain an active and robust book of service business and have the ability and aptitude to identify and act on opportunities uncovered in their daily interaction in supply and demand markets. Our Investment Management platform creates an ecosystem that serves Stream’s talent in a way that allows producers who qualify to focus on their “day job” while creating significant earnings potential through ownership in sourced investments.

What can this do for your earning potential?

Sourced investments are leased and managed in-house by Stream’s service platform, so team members benefit from captive leasing and management fees, along with the ability to participate in the deals themselves. In addition to participation, up to 20% of the carried interest in investment is reserved for team members that source and help execute an investment.

RiverSouth, Stream’s new 350,611-square-foot smart office building in downtown Austin, Texas, is located immediately south of Lady Bird Lake. Stream identified the location as one of the best development sites in Austin’s CBD and closed on the land in April 2018. The development is on schedule for completion at the end of 2021.

RiverSouth will bridge the Downtown and South Congress districts, with incredible views over Lady Bird Lake and Zilker Park, with 15 stories above and 5 stories below grade. Stream is developing RiverSouth as a tenant-centered building, with ground-floor retail (restaurant, boutique, grocery) and numerous sought-after amenities. A smart building in every sense, RiverSouth was designed to exceed Well Building standards and LEED certification. The technologically advanced design drives operational efficiencies and creates a safe and healthy workplace.

Delivering Pre-leasing Success

Shortly after breaking ground on the project, Stream’s Connor Greissing executed a 50,000 square foot pre-lease with the international law firm, Baker Botts LLP (one of the oldest and largest law firms in Texas), who will relocate their headquarters to RiverSouth from their longtime home in downtown Austin. The firm will lease 15% (1.5 floors) of the building, citing great views, walkability to retail and entertainment, and easy access to Austin’s beloved hike and bike trails as the biggest draws to moving away from downtown.

Stream’s leasing team for RiverSouth identified 38 occupiers as ideal prospects searching for space in Austin to accommodate 75+ employees. Thanks to Austin’s big company boom: Tesla, Facebook, TikTok, Samsung, Cloudflare, Oracle, and more to follow, Austin is set to outperform many larger markets as its growth is being triggered by big tech relocations and a healthy construction pipeline.
