Stream Realty Partners has started construction on a second phase of a major retail center in eastern Pearland after landing a tenant for a majority of the space.
The Center at Pearland Parkway II will add 108,343-square-feet to the 60-acre development, which sits next to an H-E-B grocery store at the northwest corner of FM 518 and Pearland Parkway. Completion is planned later this year.
The tenant, which has preleased 62,943 square feet, was not disclosed in Stream’s announcement of the project.
Among the tenants in the center, which opened in 2014, are TJ Maxx, Ross Dress for Less, Palais Royal, Petco, Five Below and Rack Room Shoes. Phase one of the center totals 165,000 square feet.
Stream plans to enhance the entertainment and green spaces in the center. Part of the plan calls for creating patio spaces for outdoor seating and dining for tenants along Pearland Parkway.
“Existing retailers and restaurants at The Center at Pearland Parkway have performed extremely well, with many of them having locations in Baybrook and West Pearland trade areas,” Mark Sondock, managing director of Stream’s Houston retail division, said in an announcement.
Stream is providing development and management services. Court Richardson and Andrew Bagnall of Stream are handling leasing.
