Each year, the property manager of the regional champion Stream Cup team is nominated for the prestigious Stream People of the Year Award (SPOTYA). Furthermore, each region selects a building operations team member, and the accounting division nominates a property accountant for consideration. Candidates undergo anonymous evaluation by Stream’s executive team, with criteria that include achieving a perfect score on our annual audit, consistently exceeding job expectations, and embodying Stream’s core values: NICE. SMART. HONEST. PASSIONATE. Recipients of the award receive a $12,500 bonus in recognition of their exceptional performance and commitment to delivering best-in-class service to tenants and clients year-round.

Property Managers of the Year:
Michelle Sepulveda, San Antonio
With 2.5 years of tenure at Stream, Michelle Sepulveda is an exceptional team player. She seamlessly collaborates with her direct report team, construction, leasing, and brokerage teams. Her tailored approach ensures personalized and effective interactions, prioritizing clear communication and active listening to meet client needs and expectations. Michelle’s dedication to client satisfaction is evident in her meticulous attention to detail and ability to consistently deliver high-quality work, exceeding expectations and fostering trust and transparency.
Michelle’s passion for community service is notable, organizing events like holiday markets and drives within her building. She actively participates in industry organizations like IREM and BOMA, showcasing her commitment to staying informed and engaged.
As a leader, Michelle upholds honesty, integrity, and professionalism, handling challenging situations with transparency and empathy. Her proactive approach to client satisfaction and problem-solving reflects positively on the office building department’s success.

Sam Capps, Austin
Sam Capps has been a key asset at Stream for 3.5 years, advancing through two promotions thanks to her exceptional work ethic, knowledge, accounting skills, and client management abilities. Starting as an Assistant Property Manager, she quickly took charge of 515 Congress, a complex property in Austin, Texas. Sam’s proactive management and financial acumen significantly improved tenant satisfaction and reduced maintenance issues, earning her team the Stream Cup Audit for three consecutive years.
Recognized as a Service Champion by KBS in 2023, Sam’s dedication and problem-solving skills stood out. In November 2023, she was promoted to Senior Property Manager at Procore Tower, showcasing her expertise and commitment. Colleagues describe Sam as warm, welcoming, and dedicated to continuous improvement. Her exceptional leadership and client-focused approach perfectly align with Stream’s values.

Building Operations/Technician of the Year:
Lupe Frias, Houston
Lupe Frias, a Senior Building Operations Manager with 14 years at Stream in Houston, has been instrumental in the success of multiple property management teams, overseeing Class A properties totaling over 2.5 million square feet. Known for exceeding expectations, Lupe’s quiet confidence and strong work ethic set the tone for his teams.
“Lupe’s dedication, achievements, and positive influence make him truly exceptional,” said Mike Short, Regional Director of Building Operations. “His leadership shines, especially in crises. His ability to take swift action, mobilize resources, and expedite the resolution process is unmatched.”
Lupe’s impact extends beyond projects to mentorship. He conducts training courses equipping his team to handle critical building issues, resulting in well-deserved promotions for two engineers. His commitment to team growth exemplifies Stream’s dedication to excellence.
JP Cabrera, Dallas
JP Cabrera joined Stream in 2012; during his tenure he has worked in both industrial and office operations. He has honed his skills in a way that allowed him to grow from the ground up, laying a foundation as a highly skilled and valuable team member.
Since JP took on the leadership role of Building Operations Manager in October of 2021, he has successfully overseen numerous building improvements, including a full roof replacement, chiller replacement, BMS replacement, access control upgrade, complete building and garage wet sealing, structural repairs, garage upgrades, and elevator modernization.
“JP always has a great attitude and is very approachable,” said Property Manager Kinsey Alexander. “He is the type of person who makes you feel like you have been old friends for years, which has fostered reliable business partnerships with crucial vendors. His openness, can-do attitude, and reliability have been a significant factor in building ownership’s trust in Stream’s management services. He excels at translating the acute technical information related to our capital projects in a way that building ownership can understand, thus allowing them to make better-informed decisions for the investments in the property. JP loves what he does, and that is evident every day!”
Accountants of the Year:
Beverly Hudson, Dallas
Beverly Hudson joined Stream in 2020 and has played a key role in assembling and developing a great team of smart and passionate members. In 2023, Beverly and her team onboarded the largest accounting-only assignment Stream has had, consisting of 200+ properties, multiple markets, and multiple property management firms.
In addition to managing her duties as a controller, Beverly helped create the Annual Christmas Shoebox Project to benefit the Dallas SoupMobile. The shoeboxes, packed with essential items for people experiencing homelessness, are handed out at Christmas each year. The project started in 2020 with Property Accounting providing 100 shoeboxes and has expanded to a market-wide initiative providing over 250 packed shoeboxes for the homeless in 2023. Beverly is also a member of Stream’s Community Involvement Program, which helps organize opportunities for Stream employees to volunteer and give back to the community.
“Beverly is a caring individual who leads by example,” said Assistant Controller Ramon Kennelly. “She maintains a positive attitude and is always willing to make time for those of us on her team. She remains cool, calm, and collected when issues arise and doesn’t hesitate to offer a well-thought-out solution. Her sincere and affable personality resonates with others. From her work heading up the Shoebox Project and volunteering for other opportunities, we can see that Beverly feels genuine joy from donating her time. She inspires us to seek opportunities to give back to our communities.”
“Beverly excels in all facets of her work,” said Nathan Lewis, Vice President of Property Account. “She is the cornerstone and accounting team leader who handles Stream’s largest accounting-only assignment. In addition to a sizable workload, Beverly fosters a culture of teamwork and cooperation and helps her team grow professionally and personally.”
Justin Tillinghast, Dallas
Justin Tillinghast joined Stream in 2012 as a Staff Accountant and has risen to the role of Assistant Controller. Bringing with him a distinguished background in leadership from the retail industry, where he managed prominent big box stores across the DFW metroplex, Justin now leads a team of accounting professionals at Stream. Under his guidance, the team handles a diverse client portfolio ranging from small single-entity organizations to large institutional clients and REITs. Justin is dedicated to aligning his team members’ goals with strategic objectives to ensure they are poised for success.
Throughout his eight-year tenure, Justin has been instrumental in supporting Stream Data Centers. Recognizing the importance of this sector, he recently spearheaded the creation of a specialized team exclusively dedicated to Stream Data Centers, underscoring his commitment to driving excellence and tailored support within this critical domain.
