Stream Realty Partners Brokers $25.75M Off-Market Sale of 77,948-SF Industrial Facility in Manassas, Virginia

TYSONS, VA – December 15, 2025 – Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, represented Pronto Fulfillment LLC in the off-market $25,750,000 acquisition of Innovation Industrial, a newly constructed 77,948-square-foot industrial facility located at 10671 University Boulevard in Manassas, Virginia.  

Situated in the thriving Manassas/I-66 Corridor, Innovation Industrial is a brand-new facility acquired off-market and sold to the user upon substantial completion. The property remained under contract throughout the construction period, underscoring both the desirability of the asset and the strong demand for modern, well-located industrial space in Northern Virginia’s highly constrained market.  

“This unique transaction is indicative of the tightness of Northern Virginia’s industrial market and represents a rare opportunity for a user purchase of a building prior to construction completion,” said Caulley Deringer, Managing Director at Stream. 

The Manassas/I-66 Corridor continues to benefit from the rapid expansion of the data center industry, which has driven significant land acquisitions and bolstered demand for industrial space across Prince William County. The submarket maintains a direct vacancy rate of just 3.5%, with average asking rents reaching $18.35/NNN, emphasizing the competitive landscape in which the transaction occurred.  

Pronto Fulfillment LLC purchased the property from Buchanan Partners, with representation by Stream Executive Vice President Steve Cloud, Vice President Andrew Hassett, and Deringer. Seller representation was provided by John Detleff and Dan Coats of JLL.
