Stream Realty Partners, McCombs Properties Break Ground On New 60,000-Square-Foot Medical Office Building

Stream Realty Partners and McCombs Properties announce the groundbreaking on a new 60,000-square-foot medical office building in Westover Hills, San Antonio.

The project, OneFiftyOne Medical Office, will be a two-story building that sits on a 4.4-acre site at the intersection of Westernhill Drive and Highway 151. The location is central to four healthcare systems in the immediate area and will offer premier highway visibility. The population within a 10-minute drive grew by more than 21% since 2010, outpacing San Antonio’s 14.8% growth.

“Stream has been active for over 15 years in the Westover Hills area, including over 200,000 square feet of office development, and has experienced firsthand the explosive population growth,” says Carolyn Hinchey Shaw, Executive Director and Partner of Stream San Antonio. “We are thrilled to be deepening our investment in the area by creating a Class A medical office to serve the community.”

The Westover Hills area already has six major healthcare facilities in the area, including CHRISTUS Santa Rosa-Westover Hills Hospital, VA Healthcare outpatient multi-specialty center, Warm Springs Rehabilitation Hospital, Methodist Healthcare Emergency Center (including future development), and Baptist Neighborhood Hospital and Emergency Room (including a future development), all within three miles of the facility. Stream’s Lee McKenna and Julie King will handle the leasing of the project.

“This building is unique because of its unmatched visibility and access with the ability to provide flexible leasing opportunities with large floorplates and no ground lease restrictions,” McKenna said. “The building was designed with maximum efficiency and state-of-the-art engineering to accommodate specialty power and climate control needs.”

The project architect is Chesney Morales Partners, Inc; the civil engineer is Pape-Dawson Engineers; the structural engineer is Beicker Consultants; mechanical, electrical, and plumbing engineer is Cleary Zimmermann; and RC Page Construction is the project’s general contractor. The building will include upgraded HVAC capacities to combat the spread of viruses and will be able to meet the rigorous requirements for surgery centers or any specialty care needs.

McCombs Properties, the real estate arm of McCombs Enterprises, and Stream, a national real estate services, development, and investment company, have worked together on several other projects, including Gateway Industrial Park, Sonterra Medical Park, and Connection Industrial Park.
