A Pennsylvania-based pharmaceutical company has inked a 76,242-square-foot lease for early-phase manufacturing in one of California’s life sciences hotbeds.

Azzur Group signed a lease at The Loop, a lab and manufacturing complex, to house its expanding Cleanrooms on Demand business. The company will utilize space in Buildings E and F at 2065 and 1955 North Loop in Alameda, California’s Harbor Bay District. The buildings’ state-of-the-art amenities and strategic location cater to the submarket’s rising need for cleanrooms, which are ready-to-use spaces optimized for small-to-medium scale processes, research and development, and early-phase manufacturing. Azzur Group partners with pharmaceutical, biotechnology, and medical device manufacturers to provide solutions that help them start and scale their organizations while adhering to quality standards and regulations.

Brett Kluewer, Managing Director within Stream Realty Partners’ Greater Los Angeles office, represented Azzur in the transaction. Stream is a national real estate services, development, and investment company.

“I have a longstanding relationship with Azzur and its leadership team that extends far beyond real estate,” Kluewer said. “The execution on this requirement was extremely important to me. In the end, our commitment speaks for itself in the results. There is nothing better than watching your friends flourish, especially in a business that plays such a vital role in the life science ecosystem. I am extremely grateful for the opportunity to work with such a world-class organization.”

The advanced buildings were developed to the highest standards with the most recent seismic upgrades, ample power, 24-foot clear heights, grade and dock loading, heavy-grade Early Suppression, Fast Response sprinklers, and glass line in manufacturing areas. Building E features 87 parking spaces, while Building F offers 96.

“The COVID-19 pandemic magnified the significant need for flexible, superior life science spaces and industry partners to help quickly and efficiently bring scientific solutions to the world,” said Dan Dernbach, Vice President of Global Operations for Azzur Cleanrooms on Demand. “The Loop’s sophisticated landlord, future thinking amenities, and ample capital for tenant improvements made it a superior opportunity for our cutting-edge venture. We’re incredibly grateful to the team at Stream for its continued guidance during our expansion.”
