The world’s leading dermatology company and a top aircraft engine leasing business will both call Trammell Crow Center home in 2022 thanks to Stream Realty Partners.
Galderma Laboratories will move its U.S. headquarters from the Alliance area of Fort Worth to the Downtown Dallas tower at 2001 Ross Ave. in mid-2022. The company will occupy 50,000 square feet on the iconic 50-story building’s 16th and 17th floors that promote collaboration, creativity, productivity, and connections.
In addition, BeauTech has signed a lease for more than 5,500 square feet in the 1.2-million-square-foot mixed-use property. A third lease agreement provides a financial services tenant with an additional 57,000-plus square feet, bringing the building’s occupancy to more than 90%. JPMorgan Asset Management owns Trammell Crow Center. Stream, a national real estate services, development, and investment company, provides on-site leasing and property management services.
“Galderma’s decision to move its headquarters to a prestigious building that is equipped to meet changing needs for office functionality and design with the latest property amenities is on trend for many top companies today,” said Ramsey March, Stream Dallas Managing Director and Partner. “The company’s global presence and widely recognized brands are the perfect complements to our existing prestigious tenant community in a city that’s a growing biotech hub.”
Trammell Crow Center received a $130-plus million makeover in 2019 and was repositioned as a mixed-use destination within the Dallas Arts District, just minutes from Klyde Warren Park. It features highly amenitized office space, a well-equipped athletic center with 9,000 square feet, 1.4 acres of revitalized outdoor gathering space, a 3-to-1,000 parking ratio, a reimagined 9,000-square-foot conference center, and fully modernized elevators that maximize safety by reducing the need to touch buttons. Valet parking and car wash services also are available for tenants.
The building and its adjacent property at 2000 Ross Ave. offer an abundance of retail and restaurant options along with a 267-room hotel developed by the Sam Moon Group. The first Dallas JW Marriott is anticipated to open in early 2023 with a rooftop pool deck and bar, a grand ballroom, and a variety of meeting spaces ideal for employees and business partners traveling from outside the area. A Freebirds World Burrito is expected to open at 2000 Ross Ave., Suite 190, by early 2022 to complement the two buildings’ mix of restaurants that include Sloane’s Corner, Mendocino Farms, 400 Gradi, and Zero Gradi. Berkley’s Market also offers groceries and freshly prepared grab-and-go items for lunch or snack breaks.
“JP Morgan Asset Management’s investment in this urban Dallas destination is a proven success story that’s redefining the neighborhood,” said Chase Lopez, Stream Dallas Vice President. “Trammell Crow Center has few remaining full-floor availabilities for lease. Companies that want to offer their employees desirable amenities in a thriving location that is within walking distance to an abundance of cuisines must act quickly.”
March, Lopez, and Senior Associate Marissa Parkin of Stream Dallas are the landlord representatives at Trammell Crow Center.
