Master-Planned Development Will Accommodate up to 7 MSF of Industrial Space Across 489 Acres
FORT WORTH, TX – June 22, 2026 – Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, announces the groundbreaking of Camp Howze Industrial Rail Park, a 489-acre master-planned industrial development in Gainesville, Texas. Planned for up to 7 million square feet of industrial space across 14 buildings, the project will offer rail-served and non-rail-served build-to-suit opportunities for logistics, manufacturing, and distribution users.
Located along Interstate 35 and U.S. Highway 82, Camp Howze is strategically positioned within one of the fastest-growing industrial corridors in North Texas. The development will accommodate users ranging from 50,000 square feet to more than 1 million square feet and offer build-to-suit facilities for lease or purchase. Heavy industrial zoning is already in place, with all utilities planned to be delivered directly to development sites.
Stream Managing Director & Partner Matthew Dornak and Associate Connor Land are leading leasing efforts for the project on behalf of B-29 Investments in partnership with Hughes Commercial.
“The groundbreaking at Camp Howze marks a major milestone for Gainesville and the surrounding region,” said Kelly Bub, Vice President of Real Estate at B-29 Investments. “With its scale, location, and rail access, this project is uniquely positioned to attract industrial users, create jobs, and drive meaningful economic growth across North Texas for years to come.”
A key differentiator for the development is its rail infrastructure. Camp Howze has been designated a BNSF Certified Site, a distinction awarded to rail-served properties that meet rigorous readiness and development standards. BNSF Railway is constructing a rail connection that will provide direct service to the park, with service expected to commence in the second quarter of 2027 and expand as customer demand grows.
In addition to rail-served development sites, Camp Howze will feature a more than 30-acre transload facility designed to facilitate rail-to-truck and truck-to-rail operations, along with an accompanying 200,000-square-foot freight-forwarding facility. These capabilities will provide tenants with access to multimodal transportation solutions and support a broad range of industrial operations throughout North Texas and beyond.
“A rail-served industrial park is a valuable asset for Gainesville, as it fosters long-term economic investment, encourages business diversification, and enhances the community’s economic resilience by attracting a broader range of industries,” said Barry Sullivan, City Manager for the City of Gainesville. “By expanding the industrial tax base, it will help lessen the tax burden on residents while providing additional revenue to fund essential public services and infrastructure improvements.”
