Creation Equity To Break Ground On Mesquite 635, A New Class A Industrial Development In East Dallas

January 04 2 min read

Capitalizing on Dallas-Fort Worth’s strong demand for warehouse space, Creation Equity, with its sister company LGE Design Build, will break ground on a 555,790-square-foot industrial park in Mesquite, Texas, early in the first quarter of 2022.

Creation Equity, a repeat client of Stream Realty Partners, will develop Mesquite 635, a 3-building, Class A property sitting immediately off Interstate 635 and Highway 80. The location offers high visibility and signage opportunities for tenants with access to some of the strongest workforces across the Metroplex. Stream, a national real estate services, development, and investment company with headquarters nearby in Downtown Dallas, is already seeing pre-leasing demand for the project.

Mesquite 635 is a joint venture between Crow Holdings Capital, a real estate investment management and development firm, and Creation, an alternative investment and real estate development firm.

“Creation is extremely excited for its first project in the City of Mesquite and couldn’t have a better partner than Crow Holdings Capital,” said Taylor Mitcham, Vice President of Transactions for Creation. “Mesquite has continued to be very helpful and accommodating even in a difficult and fast-moving market. Stream’s experience in the Mesquite/East Dallas area, plus Crow’s presence in the market and Creation’s partnership with LGE Design Build, make for the ideal project team.”

The project boasts 32-foot and 36-foot clear heights, ample parking for heavy trailers and cars, and front and rear load configurations that allow for maximum storage and ease of loading and unloading. The 3 buildings offer 159,728 square feet, 156,144 square feet, and 239,918 square feet. Each will feature a 185-foot truck court, spec office space, trailer parking, and ample car parking. Additionally, Building A will provide 39 dock doors, 27 trailer positions, 2 oversized ramps, and a 32-foot clear height. Building B will provide 36 dock doors, 27 trailer positions, 1 oversized ramp, and a 32-foot clear height. Building C will provide 43 dock doors, 46 trailers positions, 2 oversized ramps, and a 36-foot clear height.

Stream Managing Director Matt Dornak and Vice President Ryan Wolcott will oversee leasing.

“The east side of the Metroplex is seeing a major uptick in industrial demand,” Dornak said. “But few opportunities are available, and the future development pipeline lacks for tenants ranging from 30,000 to 200,000 square feet. Mesquite 635 fills the market gap offering best-in-class industrial space to accommodate tenants 35,000 to 240,000 square feet. Being located at Interstate 635 and Highway 80 is the single-most attractive attribute of this project, which can serve the supply chain locally, regionally, and nationally.”
