Stream Realty Partners Awarded Best Industrial Development of the Year by NAIOP North Texas Chapter

NAIOP awarded Stream Realty Partners (Stream) the Best Industrial Development of 2018 for International Logistics Center (ILC). ILC was developed by Stream Realty Partners and is owned by Cabot Properties. Located on S. 20th Avenue in DFW Airport, TX. The 647,000 square-foot, three building, industrial project was the first ever industrial speculative development on the south side of DFW airport located on an airport ground lease.

Most projects of this size have been programmed for single or few tenants, but ILC was designed for multiple tenants ranging in size from 30,000-square-feet up to 350,000-square-feet. Due to Stream’s foresight to develop a project with a focus on smaller tenant demand and economic benefits due to ground lease payments, Stream was able to lease the property to seven different tenants with the last of the seven leases executed only four months after the project was substantially complete resulting in 100 percent occupancy, four months post-delivery.

ILC features a corporate business park image with its borders of Bear Creek Golf Club and Trigg Lake and close access to all of the DFW Airport terminals. With a location directly in the center of the Metroplex, ILC has the best available access to both labor and consumers with its proximity to the neighboring cities of Hurst, Euless, Bedford, Irving, Grand Prairie, Fort Worth, Grapevine, Southlake, and Colleyville.

Green, along with Stream’s Blake Kendrick, managing director and partner, co-led the development efforts, while Sarah Ozanne, vice president, collaborated with Green and Kendrick on the leasing efforts. Steve Riordan, construction manager of Stream’s construction division, managed the project through completion.

In addition to the foregoing real and personal property tax benefit, the location has every other available benefit desired by an industrial tenant in DFW including Triple Freeport and Foreign Trade Zone #30.
