Baum Revision to redevelop the 11-acre property into multi-tenant campus.
CHAICAGO, IL – May 13, 2020 – Stream Realty Partners (Stream), a national real estate services, development, and investment company, is pleased to announce the partnership with Baum Revision on the leasing of 2718 W. Roscoe and 3401 N. California, a two-building campus redevelopment formerly serving as the WMS headquarters. The property was purchased as a joint venture between Chicago-based Baum Revision and Dallas-based Meridian Realty Advisors, in early March of 2020 with plans to convert the campus into a wellness oriented workplace. As part of the renovation, the campus will be rebranded into Riverview at Roscoe (Riverview) with a focus on incorporating water, light and air together in a LEED Platinum environment along the Chicago river.
Just north of Logan Square and adjacent to Roscoe Village on Chicago’s north side, Riverview provides tenants with premium on-site amenities, extensive outdoor spaces and endless nearby amenities. The property features a picturesque view of the Chicago River and city skyline with convenient access to recreational activities and area amenities, public transit and the Kennedy Expressway. The campus includes an auditorium, basketball court, café, conference rooms, a fitness center and a private 2,500 square foot outdoor terrace. The redevelopment will upgrade the existing amenities and common areas with modern finishes centered on health and wellness. The development team has engaged local architecture firm FC Studio to lead the design of the renovation.

The two buildings total over 240,000 square feet. With flexible floor plates and over 500 surface parking spots, the property provides future tenants with the potential to house a large team while creatively designing their ideal work environment. 2718 W. Roscoe houses the auditorium and basketball court, along with five floors and over 121,000 square feet of Class A office space. The adjacent 3401 N. California features two floors totaling over 120,000 square feet with 16’ clear height.
