IRVINE, CA – June 18, 2025 – Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, has broken ground on 101 Logistics Center, a premier 738,000-square-foot, four-building, Class A industrial complex in Oxnard, California.

Strategically located in the North Los Angeles industrial submarket, 101 Logistics Center offers a rare combination of scale, access, and flexibility. The development includes buildings ranging in size from 109,050 to 308,561 square feet and is designed to meet the demands of modern occupiers. Each building features state-of-the-art specifications, including 32- to 40-foot clear heights, abundant dock-high loading, heavy power capacity, fully secured truck courts, and ESFR sprinkler systems throughout.

“Breaking ground at 101 Logistics Center symbolizes the importance of strong partnerships and maintaining high conviction that is underpinned by fundamentals, particularly during times of economic and market volatility,” said Scott Sowanick, Managing Director and Partner at Stream. “Since this project’s inception, our team’s core investment thesis has not just survived, it has strengthened. Today, we move forward as confident as ever that 101 Logistics Center will address the current and future needs of the North Los Angeles tenant base as well as serve as a vital economic asset within the West Ventura County industrial ecosystem.”

Situated at 2921 Sakioka Drive, 2721 Sakioka Drive, 1711 Synergy Circle, and 1611 Synergy Circle, the complex offers immediate access to the Oxnard Transit Center, which serves Amtrak, Metrolink, Greyhound, and Gold Coast Transit. It is located near the 101, 405, 5, 126, and 118 Freeways, just four miles from the Port of Hueneme, and surrounded by numerous retail, restaurant, and hotel options. Tenants will benefit from the cost advantages of the City of Oxnard and Ventura County, while also enjoying proximity to Los Angeles County and access to a well-educated, diverse labor force. The site’s strategic location also positions companies within reach of more than 4 million people within a 50-mile radius and over 19 million within a 125-mile radius, making it ideal for last-mile, e-commerce, and fulfillment operations.

The development is being led by Stream Senior Director Nick Kreuter, Director Andrew Warren, and Scott Sowanick. Leasing efforts are being spearheaded by Newmark’s John DeGrinis, Patrick DuRoss, Jeff Abraham, and Javier Galvan.
