Stream Realty Partners has been awarded the leasing assignment for a prominent, newly reimagined 10-building office and medical park just minutes from the University of North Carolina at Charlotte.
The national real estate services, development, and investment company will market University Executive Park–50 acres off North Tryon Street. The campus, which has received a more than $1.3-million makeover, features a total of 429,363 square feet across single- and multi-story buildings with individual suites and full-floor office spaces available. Storefront suites are available with signage opportunities visible from North Tryon Street.
Atapco Properties, a Baltimore, Maryland-based commercial real estate investment, development, and management firm, owns the property. Stream’s leasing team includes Senior Vice Presidents Bob Boykin and John D. Hannon along with Associate John Smoots.
“I’m excited about the future of UEP with the new Stream leasing team in place and the recent renovations,” said Tiffany Smith, Regional Leasing Manager for Atapco Properties. “It’s important that we continue to evolve with the market while improving the amenities and visual appeal of the park for our tenant mix.”
University Executive Park offers a host of amenities that include a new, soon-to-be-completed employee lounge on the first floor; a central courtyard with an outdoor lounge and patio seating with a fountain; a 3,000-square-foot fitness center with locker rooms, a yoga studio, and showers; and a multi-room conference center with a full-service break area for catering. All corridors, lobbies, and restrooms have been renovated with items including new tile, carpet, lighting, paint, wallpaper, and artwork. A new elevator system and electronic directories also have been installed, and all landscaping was refreshed.
The park is located just off Interstate 85 in Charlotte’s University submarket. It offers easy access to the McCullough Street stop for the Lynx Blue Line, providing connectivity to North Davidson, the Central Business District, and South End. Fortune 500 companies including Wells Fargo, Centene Corporation, Teachers Insurance and Annuity Association of America, Allstate, Duke Energy, General Motors, and Principal Financial Group are some of its neighbors.
“We’re honored that Atapco has placed their trust in us to reintroduce UEP to the market,” Boykin said. “Their longstanding ownership and history have built an incredible amount of goodwill with companies that choose to locate at UEP, and their upcoming capital improvement plan shows their dedication to elevating the tenant experience in the park. With the explosion of development happening along the light rail in this corridor, as well as the proximity to one of the largest university talent pools in the state, UEP is extremely well-positioned to capture demand for tenants of all sizes.”
