CHICAGO – April 21, 2026 – Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, announced that Apex Systems will relocate its Chicago office from 600 W. Chicago Ave. to 448 N. LaSalle Drive, signing a long-term lease for the entire top floor of the boutique office building totaling 15,378 square feet.

Designed by LJC Design & Engineering, the premier and highly efficient 12-story building totals 174,599 square feet and represents a modern addition to Chicago’s River North submarket. The move marks a long-term commitment to the neighborhood and positions the technology and professional services firm in a trophy asset delivered in 2021. The building is owned by National Real Estate Advisors, which holds the property debt-free and has committed—and continues to invest—significant capital, demonstrated by recently delivering 32,000 square feet of furnished spec suites on floors 4 and 7.

“We are seeing sustained demand from tenants seeking high-quality, experience-driven office environments that support collaboration and culture,” said Erica Marshall, Vice President at Stream. “Apex Systems’ decision to commit to the top floor at 448 N. LaSalle validates both the building and River North as a destination for forward-thinking companies.”

Located in one of Chicago’s most active 24/7 neighborhoods, the building features floor-to-ceiling windows and a robust amenity package. Amenities include a private tenant rooftop deck with fire pits, grills, and a dog run, as well as conference facilities, a fitness center, and ground-floor retail, including London-based Electric Shuffle, a shuffleboard-focused food and beverage concept.

“448 N. LaSalle was designed to meet the evolving needs of modern office users,” said Mark Gunderson, Executive Vice President at Stream. “From the rooftop experience to indoor and outdoor collaboration spaces, the building delivers an environment that helps tenants attract and retain talent while fostering connection. We continue to see a broader shift toward trophy-like, amenity-rich buildings as employers look to re-engage employees and reinforce long-term occupancy strategies in Chicago’s urban core.”

Stream’s Erica Marshall and Mark Gunderson represented the landlord, National Real Estate Advisors. Jeff Skender, Jack Tunnicliff, Mike DeSantis, and Mark Moore of Cushman & Wakefield represented Apex Systems.
