Stream to Lease 107,000 SF of Trophy Class A Tier I Office Space Within New Mixed-Use Development
HOUSTON – April 15, 2026 – Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, announces that Southern Land Company (SLC) has broken ground on 2811 Kirby, a luxury mixed-use development in Houston’s Upper Kirby District. Stream has been selected to lead office leasing for the project.
Located at 2811 Kirby Drive, the 953,000-square-foot development marks SLC’s first project in Houston and will introduce a design-forward destination that integrates office, residential, and dining in one of the city’s most sought-after neighborhoods.
“2811 Kirby represents a thoughtful addition to the Upper Kirby submarket, delivering a highly amenitized, experience-driven environment for today’s office users,” said Ryan Barbles, Managing Director of Stream’s Houston Office division. “Tenants today are prioritizing quality, experience, and location, and this project checks all three boxes. We’re already seeing strong interest from groups looking to be in Upper Kirby, and 2811 Kirby will offer a level of design and connectivity that’s hard to replicate in the market.”
Leasing efforts are led by Barbles, along with Stream Managing Director Matt Asvestas and Vice President Matthew Seliger.
The development will feature two towers rising from a shared parking podium. The 10-story office tower will include approximately 107,000 square feet of Trophy Class A Tier I office space across four floors, along with roughly 15,000 square feet of ground-level restaurant space designed to attract best-in-class dining concepts.
Lily River Oaks, the project’s 38-story luxury multifamily tower, will include 331 residences, including 18 penthouses. Residents and tenants will have access to a curated amenity collection, including rooftop indoor and outdoor spaces with a pool deck, a seventh-floor garden deck connecting both towers, a residential spa, guest suites, and a fitness center.
ANDRES Construction is serving as general contractor, with completion expected in 2028. Project partners include Solomon Cordwell Buenz (SCB) as architect and interior designer, Kimley-Horn as civil engineer, and DeSimone Consulting Engineering as structural engineer. SLC is leading landscape architecture and horticulture for the development.
