HOUSTON – April 20, 2026 – Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, has represented SWI Valve International in the acquisition of a 33,280-square-foot industrial facility located at Heritage West (Building 1), 1045 Heritage West Drive in Katy, Texas, within the West Houston submarket, for its own operations.
Stream Managing Director Tyler Maner and Senior Associate Will Mason led the transaction on behalf of the buyer. The team sourced the standalone facility opportunity within the three-building Heritage West business park and secured the property under contract prior to construction. The building delivered in March 2026.
The newly constructed facility features modern industrial specifications, including 28-foot clear height, multiple dock-high doors, and a large truck court, providing efficient functionality for distribution and operational use. The building sits within a thoughtfully designed business park environment in one of Houston’s most active industrial corridors.
