Five of the most established commercial real estate professionals from two global firms have joined forces at Stream Realty Partners to form the top office leasing practice in Atlanta.
Stream, a national real estate services, development, and investment company, has recruited Managing Directors Glenn Kolker, Preston Menning, Bryan Heller, and Peter McGuone. Parker Welton will join as Vice President.
“The origins of this collective team came after months of discussion on helping clients navigate dynamics in a market that has been constantly evolving even prior to the pandemic,” Heller said. “It became clear that we complemented each other with our client roster, experience, and specialized skill sets. Once we decided that we were going to join forces, we sought out the best platform, which led us to Stream.”
The new team will be responsible for sourcing, winning, and executing office leasing business in Greater Atlanta. The five professionals will create opportunity and value for clients by leveraging their record of success, their deep relationships, and Stream’s nimble marketing platform. Kolker and Menning are synonymous with Class AA skyscrapers and have been business partners for over a decade. Heller and McGuone, business partners for 18 years, have been successful with a broad range of office projects, from Atlanta’s most dynamic submarkets to its most institutional offerings.

Glenn Kolker
Recognized as one of Atlanta’s top office leasing brokers, Kolker specializes in developing marketing strategies, spearheading lease negotiations, and offering financial analysis. He was an Executive Director prior to joining Stream. Kolker has more than 26 years of experience in project leasing with firms including Cushman & Wakefield, Childress Klein, Cassidy Turley, and Ackerman & Co.
Preston Menning
Menning was a Senior Director at Cushman & Wakefield and brings more than 20 years of office leasing experience to Stream. He specializes in project leasing services including lease negotiations, full financial analysis, and marketing strategies. Menning has worked for firms including Carter & Associates, Cassidy Turley, and NAI Brannen Goddard.
Bryan Heller
Heller was a Senior Vice President for CBRE’s landlord representation group prior to joining Stream and has been recognized as one of Atlanta’s top office producers. He specializes in leasing large, value-add opportunities where it is important to market essential building and amenity design and workplace strategy trends, note tenant flow between submarkets, and leverage his brokerage relationships to execute new leases for his clients. He brings more than 23 years of experience to Stream Atlanta, having worked for companies including TPA Realty Services, Transwestern, and Opus.
Peter McGuone
McGuone was a Senior Vice President within CBRE’s landlord representation group and has specialized in Atlanta office leasing for more than 18 years. He is regularly called upon to help clients launch new construction projects as well as reposition value-add opportunities. Prior to working at CBRE, McGuone worked for companies including TPA Realty Services and Transwestern.
Parker Welton
Welton served as a Senior Associate on CBRE’s landlord representation group for the past five years and represented a variety of office landlords prior to joining Stream. She is credited for having a creative approach to forecasting workplace strategy trends and marketing strategies that help position a property for lease.
