Stream Realty Partners has added two senior commercial real estate experts and their sales team to its Greater Los Angeles operation to focus on the firm’s growing industrial portfolio in the Inland Empire.
Stefan Pastor and Brad Yates will join Stream, a national real estate services, development, and investment company, as Senior Vice Presidents, bringing with them three associates to form a five-member sales team. Pastor and Yates bring over 30 years of joint commercial real estate experience. Working for over a decade as senior brokers at Colliers International, their expertise has spanned a variety of service offerings including landlord and tenant representation, land acquisitions, development, and investment sales. In 2021, they transacted over $500 million in sales and leasing activity.
Pastor’s 12 years of working in the Inland Empire have helped him gain deep institutional knowledge of the market and its economic drivers. “Over the past few years, we have seen a continued climb of land prices and rents set against limited inventory and low vacancy,” he said. “These fundamentals have made the region one of the highest-performing industrial markets in the country, with land acquisition at a premium.”
Yates cites the team’s proven experience in land assemblages to help developers acquire viable infill sites large enough to build upon. “The scarcity of buildable lots continues to be the number one challenge in the region,” he said. “We have managed the most complex transactions imaginable. We have been faced with assembling parcels owned by over two dozen individuals, resolving complicated entitlements, and managing multiple closing dates. But it is always satisfying to find workable solutions for all parties involved to allow a project to move forward.”
