Stream Represents Clarion Partners in Largest Industrial Lease for Garland/Northeast Dallas for Q1 2021

DALLAS, TX – May 20, 2021 – Stream Realty Partners (Stream), a national real estate services, development, and investment company, is pleased to announce that it represented the landlord, Clarion Partners, LLC (Clarion), in a 472,200-square-foot lease with FB Flurry, a privately owned fulfillment and technology company, at 3737 W Miller Road in Garland, Texas. This is the largest industrial lease within the Garland/Northeast Dallas submarket for first quarter 2021.

Matt Dornak, Managing Director of Industrial in DFW, said, “3737 W Miller Road’s infill location—with its proximity to rooftops and skilled labor—drove demand for the last remaining bulk space in Garland and provided an ideal solution for FB Flurry’s growth.”

This lease brings FB Flurry’s total footprint in Dallas to over one million square feet, with their existing 540,000-square-foot facility in Garland on 10300 Sanden Dr. Clarion’s 3737 W Miller Road facility is now 100 percent leased.

The Northeast Dallas submarket witnessed a significant amount of activity during first quarter 2021. The accelerated demand combined with the lack of viable inventory on the ground is creating a need for more development. Some of the largest leases commencing year-to-date have been with Hayes Retail Services, Steve Silver Company and FB Flurry, which account for more than 1.4 million square feet of leasing activity in the submarket alone.

Dornak continued, “This submarket is poised for success given the growing number of large deals in the market. Although the next wave of construction will not deliver until late 2021 and 2022, we expect an extremely active year across all product types throughout the area.”
