Stream Reveals Plans to Restore One of Dallas’ Most Iconic Properties

The Quad, a neighborhood gathering place in the heart of Uptown, to be developed by Stream  

DALLAS (Feb. 20, 2020)Stream Realty Partners (Stream), a full-service national real estate investment, development, and services company, today announced development plans for The Quad, a new 500,000-square-foot mixed-use project located at the corner of Howell Street and Routh Street. Stream purchased the four-acre site in 2019 with plans to restore the block’s status as the mixed-use hub of Uptown Dallas.

Home to a new, 12-story office building offering 335,000 square feet of workspace, The Quad provides a unique combination of on-site and neighborhood amenities. The creative office building will feature a striking lobby with a curated digital art installation– the first of its kind in a Dallas office building– and 11’ foot ceilings, an exclusive fitness studio, dedicated underground parking, and scenic views on each floor.

Additionally, the office building’s top floor is home to The Quad Club, a penthouse amenity center with a tenant lounge, conference center, and rooftop terrace overlooking the Dallas skyline. The property also includes more than an acre of lush green space and five retail bungalows, totaling 15,000-square-feet, which will feature a mix of new-to-market coffee, elevated fast-casual and full-service restaurants.

“Over the last year, we have cast a vision for The Quad that will reestablish the gravitational pull it had in Uptown for several decades,” said Ramsey March, managing director and partner of Stream’s Dallas office development group. “We believe the location, design, and amenity offering appeals in particular to creative class tenants looking for something different in Uptown.”

Located in the center of Uptown Dallas, The Quad’s neighborhood boasts a walk-score of 92. The property is within walking distance of over 200 unique restaurants and coffee shops, 44 multifamily residences, the celebrated McKinney Avenue Trolley, and the 3.5-mile-long Katy Trail.

“The Quad will quickly become one of the premier office and retail spaces in the area,” said J.J. Leonard, managing director of Stream’s Dallas office. “With the property’s unique combination of office space and retail experiences, The Quad will attract tenants of all kinds, bringing a new level of vitality to the Uptown area.”

Ramsey March with Stream will oversee the development of the property, partnering with architecture firm, Omniplan, while J.J. Leonard and Ryan Evanich with Stream will lease the office space, and RUE will lease the retail space.

Construction on The Quad will begin this summer with expected delivery in the fourth quarter of 2022.
