Stream Realty Partners Boosts Chicago Office Leasing Portfolio With Addition Of More Than 800,000 Square Feet Across Three Buildings

Stream Realty Partners has added more than 800,000 square feet to its office leasing portfolio while building relationships with three ownership groups.

Stream, a national commercial real estate firm offering an integrated platform of services, was awarded the leasing assignments for 550 West Adams, 400 South Jefferson, and 315 North Racine. The three distinct buildings sit close to Interstates 90, 94, and 290 and provide easy access to Chicago’s CTA “L” line.

“Despite office market struggles, we firmly believe that there is a flight to quality, and ready-to-go/built-out space is still leasing in Chicago,” said Patrick Russo, Stream Chicago Executive Managing Director and Partner. “All three of these assets either have ready-to-go space or the owners are planning to invest capital to build speculative suites in the future.”

About 550 West Adams

The 18-story tower, owned by Australian global financial services group Macquarie, features 469,729 square feet of Class A office space and 7,760 square feet of retail space. 550 West Adams can be identified in the Chicago skyline by its large glass fins covering the façade, creating a sleek and modern architectural style. The office building was renovated in 2021 and boasts amenities including Quincy’s tenant lounge and bar, a fitness center, conferencing facility, and bicycle storage.

Energy Star labeled and LEED Gold certified, the West Loop submarket property offers a green roofing system with rainwater management that helps control costs and highlights ownership’s responsibility to the community. On-site parking and easy access to Union Station make it convenient for commuters and public transportation users.

About 400 South Jefferson

The 247,000-square-foot, eight-story office building offers a multi-story town hall and event space, expansive outdoor roof deck and tenant lounge, 60 interior and 18 exterior parking spaces, and a spacious bike room.

400 South Jefferson is in Chicago’s West Loop submarket and offers space ranging from 55,500 square feet to 247,716 square feet. The property is managed by The RMR Group, a leading alternative asset management firm with a nationwide portfolio. Russo and Bâby lead the leasing efforts.

About 315 North Racine

The five-story brick-and-timber asset with 92,200 square feet of office space is owned by Chicago-based Aberdeen Development Inc. Built in 1912, the building sits near Fulton Market Street and offers valet parking. 315 North Racine’s 13-foot ceilings, inviting lobby, and on-site reception create a sense of arrival and refinement for tenants seeking a historic property to call home. Hughes and Hull are the leasing agents.
