Leading Industrial Broker In Arizona Commits To Stream Realty Partners’ Growing Phoenix Team

Stream Realty Partners’ Phoenix office continues to expand its service offerings and team with the hiring of a top local industrial broker as Senior Vice President.

James Cohn joins Stream, a national real estate services, development, and investment company, from CBRE, where he began his commercial real estate career as a researcher and quickly accelerated to the Vice President level over a nine-year tenure. Cohn will work alongside former colleague and newly hired Managing Director Rusty Kennedy representing investors, owners, and tenants in leasing, site selection, acquisitions, dispositions, and development services.

“Stream’s entrepreneurial approach to commercial real estate and dynamic industrial leaders across its collaborative platform will give me the opportunity to expand my expertise and reach and help grow the firm’s footprint in the Phoenix market,” Cohn said. “I am passionate about the real estate business and excited to work with like-minded, high-caliber professionals to deliver world-class service to my clients.”

Cohn attended the University of San Diego, where he was a member of the Division I men’s soccer team for four years. After graduating in 2013 with a double major in Business Administration and Marketing, he moved to Phoenix and joined CBRE. He is credited with being part of a team that represented The Home Depot in its lease of a 1.3 million-square-foot distribution warehouse as well as working with Ferrero USA in its transaction for a more than 640,000-square-foot distribution center. He has worked with clients including Clarion Partners, First Industrial Realty Trust, Lincoln Property Company, Prologis, Trammell Crow Company, and USAA during his commercial real estate career.

Cohn is a licensed real estate broker in Arizona and a member of NAIOP, the Commercial Real Estate Development Association’s Developing Leaders committee. He earned the organization’s Rookie Broker of the Year and Emerging Broker of the Year awards in 2019 and 2020. In his free time, he enjoys playing soccer, attending concerts, traveling, and spending time with family and friends.

Stream’s nationwide industrial portfolio has over 150 million square feet in leasing and management assignments. The firm opened its Phoenix office in September 2021 under Winne’s direction to tap into the region’s recovering office and red-hot industrial markets. Winne has since hired a team of high-caliber professionals including Kennedy on the industrial side and Vice Presidents Nick Bialkowski and A. Stirling Pascal on the office side.
