Stream and AMD Global Break Ground on Medical Office Building in Houston, TX

Stream Realty Partners (Stream) and AMD Global recently celebrated the official groundbreaking of Hedwig Place, a 102,474 square-foot, five-story, Class A medical office building located in Hedwig Village, an affluent, independent municipality on Houston’s booming west side.

Stream Vice President Richard Barbles said, “The demand for quality healthcare space in this corridor was and is undeniable. We sought to capture that demand by collaborating with local community physicians to develop Hedwig Place.”

Situated on two acres, Hedwig Place is at the heart of the Memorial Villages, three miles from Memorial Hermann Memorial City Medical Center and within minutes of Houston’s popular Uptown District. Stream Realty Partners’ Houston team broke ground on the development 65 percent preleased with anchor tenants Memorial Plastic Surgery and Texas Ear, Nose and Throat Specialists, occupying approximately 45,000 square feet combined.

Hedwig Place is located on the I-10 feeder road and boasts convenient freeway access. The site also provides ingress/egress from well-known community roads Gaylord Drive and Old Voss Road. Parking is available at a comfortable 4/1,000 square foot plus ratio.

“Neighborhoods in the Memorial Villages, like Hunters Creek and Piney Point, currently lack upscale medical office facilities in an off-campus setting,” said Barbles. “Healthcare providers are drawn to accommodate their patient base. Bringing care close to home and in a high-quality facility is a very appealing prospect.”

Hedwig Place’s modern building envelope features a glass curtain wall in conjunction with fine masonry and stucco highlighted throughout the building perimeter. The building’s interior design complements the history of Hedwig Village with warm whites and brown wood accents.

Richard Barbles, Rob Choksi and Julie Kleberg of Stream’s Houston healthcare team will oversee leasing of the project. With over 42 years of combined real estate experience, Stream’s healthcare team has developed close to six million square feet since its start in 2014.

Hedwig Place design and engineering consultants include Environments for Health Architecture and Jones & Carter. The project is being built by Burton Construction.
