Stream Realty Partners Awarded Leasing of Chicago’s First Modern Mass Timber Office Building

CHICAGO, IL – April 7, 2020 – Stream Realty Partners (Stream), a national real estate services, development, and investment company, announced today that the Chicago office has been engaged by Hines to lease T3 Goose Island, a proposed 270,000-square-foot office building located on Goose Island. T3 is short for timber, transit and technology, and while Hines has successfully delivered similar projects in Minneapolis and Atlanta, T3 Goose Island will be Chicago’s first modern mass timber office building. The building will be located at the center of Goose Island, which consists of 760 acres of former industrial space that is undergoing redevelopment into a commercially anchored district. As part of its ongoing transformation, Goose Island will have expanded commercial access, public-transit options, new pedestrian walkways, open green space and bike-friendly pathways.

The 6-story office building will be fully equipped with the most desirable amenities, including a common lounge, fitness facility, ground-floor retail, bike storage and 275 parking spaces. Private balconies for more individualized indoor-outdoor connection supplement a communal rooftop deck. DLR Group is providing planning and architecture services. T3’s thoughtful design holds to the commitment of building spaces that promote health, enhance productivity and well-being, while the timber construction is naturally sustainable and environmentally friendly.
