Stream Realty Partners Secures Leasing Assignments For 2 Trophy Tysons Assets In Northern Virginia

Stream Realty Partners’ new Northern Virginia office team has been retained to lease and market two of Tysons’ most-coveted office assets.

The ownership team of Macerich and Alaska Permanent Fund Corp. announced that Stream Co-Managing Directors Jeff Roman and Erik McLaughlin and Senior Associate Jaclyn Purzycki will lease Tysons Tower and 1861 International Drive. Stream is a national real estate services, development, and investment company with a growing office in Northern Virginia.

Tysons Tower 

Tysons Tower at 7900 Tysons One Place is the tallest building in Tysons Corner Center at 22 floors. The property features 570,000 square feet of office and retail space and is home to major tenants including Intelsat, Deloitte, and Splunk. Gensler designed the Class A space with its escalator-interconnected two-story lobby, and it delivered in 2014 along with the Silver Line Metro Station.

The tower offers a host of world-class amenities including a fully equipped fitness center with locker rooms, showers, and Peloton bikes; Eddie V’s Prime Seafood restaurant off the lobby; on-site property management; and panoramic views of Washington, D.C., Maryland, and Virginia from a rooftop terrace and the floor-to-ceiling windows on all floors. Additional restaurants—Earls Kitchen + Bar, Shake Shack, and Barrel & Bushel—as well as the four-star Hyatt Regency Tysons Corner Center, are connected to Tysons Tower via a plaza that hosts multiple events throughout the year.

The entire 12th floor of the building is available for lease, as are two suites on the second floor.

1861 International Drive

The 169,442-square-foot Class A office building at 1861 International Drive sits in Tysons Corner Center. The six-story property recently underwent a renovation that included updating the elevator cabs and three-level parking garage, reinvigorating and expanding The Capital Grille restaurant on the first floor, upgrading the fitness center with locker rooms and showers, and reimagining the outdoor environment for the post-pandemic office worker by adding pergolas, outdoor lounge furniture, Wi-Fi, and games to the outdoor patio.

Availability in 1861 International Drive includes half the fifth floor and all of the second floor beginning July 1. The entire third floor will be available on Jan. 1, 2023. Combined, the second and third floors offer 62,000 square feet. Tenants that lease a full floor or more are eligible for highly visible building signage.

Both state-of-the-art buildings are connected to the iconic Tysons Corner Center, a premier shopping destination with more than 300 retail shops and restaurants. They offer concierge services and direct access to Interstate 495, new I-495 Express Lanes, and State Route 123. Tysons Tower is connected to the Tysons Corner Silver Line Metro Station, while 1861 is an eight-minute walk to the station.
