Stream Realty Partners’ Chicago Office Tapped To Lease Trophy Asset In Central Loop

Stream Realty Partners is poised to take on the leasing assignment of one of Chicago’s Central Loop trophy assets, the 37-story Citadel Center at 131 S. Dearborn St.

Stream Chicago Executive Managing Director Patrick Russo, Managing Director Jack McKinney, Jr., and Senior Vice President Jessica O’Hara will lead the day-to-day leasing operations with support from Associate Katie Hull. Stream is a national real estate services, development, and investment company. Its expanding Chicago office currently has just over 20 million square feet of agency leasing in its portfolio.

Citadel Center offers a host of amenities that today’s office employees desire. A 12th-floor tenant lounge with an expansive deck offers an ideal location to take a break, eat a meal, and watch TV, while the health club features cardio equipment, locker rooms, free weights, and group fitness classes. A 40-bike storage area and on-site parking garage make it easy for commuters. Companies will appreciate the 21st-floor conference center with up to 182 seats and AV equipment as well as the Convene meeting/event space and café. The building also features 10-foot floor-to-ceiling windows for expansive views of the area.

The Class A tower is heralded as one of the first buildings in the area to offer a 14-inch raised floor system that makes it convenient for tenants to run electrical wiring. In-floor heating and cooling ducts allow for even airflow distribution ideal for high-occupancy users. Abundant telecom riser capacity and an electrical capacity of 10 to 20 watts per square foot from multiple ComEd substations make the building ideal for data centers. Plans are in the works to offer a full-floor, programmable speculative suite by the end of the year as well as to improve soft finishes in the building’s lounge.

Floors with 34,000 square feet to 64,000 square feet are still available in the building, which is owned by global alternative investment firm Angelo Gordon and Houston-based real estate developer Hines.
