Stream Realty Partners To Develop, Lease New 300,000-Square-Foot Warehouse Set To Break Ground In Rockwall

More than 300,000 square feet of warehouse space is on the horizon in Northeast Dallas as Stream Realty Partners breaks ground on another industrial development.

The national real estate services, development, and investment company will develop and lease 1515 Corporate Crossing in Rockwall, Texas, for growing client Westcore, a San Diego, California-based real estate investment company. The project, planned on 43.237 acres on Corporate Crossing with immediate access to Interstate 30, will offer 301,120 square feet of divisible, Class A, speculative industrial space.

Westcore has utilized Stream’s unique approach to leasing on multiple projects in Dallas and Denver over the last few years. 1515 Corporate Crossing expands that partnership by tapping into the expertise and knowledge of Stream’s nationally focused Industrial Development Services division.

Stream Senior Director Bates Arnot, who is based in Dallas and leads the central region for Stream’s Industrial Development Services division, will serve as development lead. Director Grayson Hughes will serve as the construction lead on the project. Stream Dallas Managing Director Matt Dornak and Senior Vice President Ryan Wolcott will oversee leasing.

1515 Corporate Crossing boasts 32-foot clear height, a divisible rear load configuration, 68 dock doors, and the ability to fully secure the truck courts. The project offers 309 car parks and 62 trailer parks, both of which can be expanded based on tenant needs.

“The northeast side of Dallas continues to impress, seeing strong demand for tenants needing 35,000 to 300,000 square feet, a wide size range with limited supply,” Dornak said. “This project, with its proximity to I-30 and a growing population center and labor base, will serve the supply chain from a local and regional level, promoting future growth in the area.
