We recognize that the key to our success lies in our people. That’s why, at the beginning of each month, we will take some extra time to celebrate our high-caliber commercial real estate professionals who mark milestone anniversaries while incessantly striving to win for our clients and associates.
The commercial real estate landscape is constantly changing, and these colleagues have seen it all during their tenure here. We asked some of them to share their thoughts on who has had the most significant impact on them, what their proudest accomplishment has been, how Stream has changed over the years, and what they are looking forward to in the next five years.
Here are some of their responses:

What has been your proudest individual accomplishment at Stream so far and why?
Working my way up from the position of Maintenance Tech up to the position of Building Ops Supervisor in a relatively short time has been one of my greatest accomplishments during my first three years at Stream.
During your tenure at Stream, who has had the biggest impact on you and why?
Three people have had the greatest influence on me while on this career path. They are Monica Selby, Jeff Causey, and Alan Winfrey. They lead by example and have mentored me (and continually do so) every step of the way. They have invested in me like no other and I could not have progressed this far without them. And it’s not just me. These individuals take a personal interest in helping all around them succeed.
How has Stream changed since you arrived here?
Property management is a volatile industry. Properties come and go. People come and go. What has never wavered are the core values that Stream has built its foundation upon. The promotion of those core values is what has pushed the company to greatness.
What do you enjoy doing in your free time?
I don’t necessarily enjoy one activity over the other. I guess I just enjoy living life. I try to keep things interesting by trying new things as well as visiting new places. But then there’s college football. Go VOLS!
Chris Bair, D.C., 5 years
What has been your proudest individual accomplishment at Stream so far and why?
Last year (2023) was pretty amazing—we leased over 100MW of capacity in three different markets. It was an incredible team effort to pull this off and it made me proud to be part of an awesome bunch of high-performing people.
During your tenure at Stream, who has had the biggest impact on you and why?
Michael Lahoud, because he calls me when he’s chewing on celery or chopping ice. Serious answer, it’s hard to pick a person—we’ve got a lot of bright and passionate people who continue to impress me every day.

The size of the Stream Data Centers team is the biggest change and the quality of talent that we have added to the team over the past five years has been really fun to watch.

Dan Harris, DFW, 5 years
What has been your proudest individual accomplishment at Stream so far and why?
Playing a part of building our team which is now comprised of 21 incredible team members. For that team be the most active and formidable team in the market is just a wonderful thing.
During your tenure at Stream, who has had the biggest impact on you and why?
Brad Dornak. His expertise and ability to clearly articulate complex real estate situations are second to none. There is no one in this company that better exemplifies Stream’s core values.
How has Stream changed since you arrived here?
Very little from the inside, which is great. From the outside, Stream was always active in the market, but now, Stream is repeatedly at the forefront of large, notable, and complex real estate transactions that garner a lot of attention.
What do you enjoy doing in your free time?
I’ve had some fun digging into my family’s genealogy which has been interesting. Beyond that, I want to be fishing or spending time with my two boys.

What has been your proudest individual accomplishment at Stream so far and why?
One of my proudest achievements at Stream Realty Partners was launching the company’s website—a massive project that took 2.5 years to complete. I was involved in every part of the process, from brainstorming the vision to collaborating with teams and vendors to make it all come together. It was a huge effort, requiring a lot of problem-solving and teamwork, but the final product was worth it. The website completely transformed Stream’s digital presence, making it a powerful tool for connecting with clients and driving business. Seeing it go live was an incredible moment after so much hard work.
During your tenure at Stream, who has had the biggest impact on you and why?
Sandy Wesp had one of the biggest impacts on me, both personally and professionally. She taught me how to approach challenges with grace and patience, no matter how tough things got. She reminded me not to overanalyze messages and to always assume positive intent, which completely shifted how I handle situations. Sandy also showed me that even when people disagree, they can still collaborate and find common ground. She was my sounding board when I needed guidance and, most importantly, my friend. While I’m happy for her in retirement, her lessons stick with me every single day.
How has Stream changed since you arrived here?
Since I joined Stream, it’s been amazing to see how much the company has grown and evolved while still holding tight to the principles that make it special—being nice, honest, passionate, and smart. When I started, there were about 700 employees, and now there are over 1,400, yet that same core culture remains strong. One of the most rewarding parts has been watching individuals grow in their careers, taking on new challenges, developing their skills, and thriving. It’s been incredible to be part of a company where growth isn’t just about numbers but also about people achieving their potential.
What do you enjoy doing in your free time?
In my free time, I love taking my dogs to the dog park, where we’re part of an amazing dog park community—it’s such a fun way to connect with people and let the pups burn off some energy. I also enjoy spending time with my friends, whether we’re catching a comedy show, crafting something creative together, or just hanging out and catching up. Celebrating the people in my life is really important to me, and I try to make time for the little things that show how much I appreciate them. It’s all about connection, laughter, and good company!

What has been your proudest individual accomplishment at Stream so far and why?
My proudest accomplishment at Stream has been my promotion to Senior Accounts Receivable Administrator in 2023. This milestone means a lot to me because of the dedication required to build the expertise needed to earn the role. I take great pride in delivering high-quality work, always keeping my team’s success in mind.
During your tenure at Stream, who has had the biggest impact on you and why?
Stream has impacted me deeply through its genuine commitment to its people. During the uncertainties of COVID, when I feared job loss, Stream’s leadership chose to take pay cuts instead of laying off its employees, and that gesture cemented my loyalty. When my father was in the hospital, they allowed me to work remotely, and after he passed, they sent beautiful flowers to his funeral. I truly feel valued and cared for here.
How has Stream changed since you arrived here?
Stream has grown significantly since I joined! The Project Accounting team, in particular, has expanded with so many new talented accountants, which has strengthened our operations.

Ed Sukla, Atlanta, 5 years
What has been your proudest individual accomplishment at Stream so far and why?
One of my proudest achievements at Stream was resolving a major issue with specialty lighting at the property I manage. When I took over, I discovered that around 56 lights were out, and the replacement cost was estimated at $10,000. After investigating, I learned that the lights had been under a 5-year warranty that had recently expired. By engaging in open conversations with the manufacturer about their product, I was able to secure all necessary replacements at no cost, saving both time and resources. This experience reinforced the value of proactive problem-solving and strong communication.
During your tenure at Stream, who has had the biggest impact on you and why?
I’ve been fortunate to have the support of some incredible people at Stream. My immediate Property Manager, Leah Moschetta, has been a true pillar for me—consistently backing me up and offering unwavering support. Her dedication is something I am incredibly grateful for. Additionally, I’ve had the rewarding experience of helping a colleague who looked to me as a mentor. He reached out with a question, and though he initially didn’t get the guidance he needed, I was glad to step in and patiently work through the topic with him. At the end of our conversation, he said, “Thanks for being my manager.” While I’m not technically a manager, moments like these make me feel like a leader, and that’s something I really value about my role at Stream.
What do you enjoy doing in your free time?
I travel, fish, golf, and have fun with my nine grandchildren. Just last summer, I had the pleasure of taking four of them trout fishing for the first time, and we had a blast!

What has been your proudest individual accomplishment at Stream so far and why?
If I had to pick one thing I am most proud of, it would be my team. I am merely a reflection of their hard work and dedication to delivering the best service to our clients. Working with such an incredible group of individuals is what makes me so honored to waive the Stream banner.
During your tenure at Stream, who has had the biggest impact on you and why?
While I am beyond grateful for the pouring of mentorship from so many at Stream, from people like Liz Sheff, Mike McVean, Lee Belland, Chris Jackson, and so many more, the person, without a doubt, who has been my biggest sponsor, mentor, friend, and partner is Allan Young. He has taught me so many aspects of the industry. However, his impact goes beyond the industry; he has been a role model as an incredible family man, friend, and business partner. I couldn’t imagine where I would be without him.
How has Stream changed since you arrived here?
When I started, we were a company of 200 professionals, and now we are at more than 1,400. The growth has been exponential, but I am still amazed that the underlying culture still feels the same as it did on day one!
What do you enjoy doing in your free time?
Spending time with my family and attending multiple kids’ activities, hunting, and fishing.
Melissa Razo, Data Centers, 5 years
What has been your proudest individual accomplishment at Stream so far and why?
One of my proudest accomplishments at Stream has been leading two recruitment implementations (SPR & SDC) from the ground up. On the Stream Data Center side, I was involved in the entire process, from selecting the Applicant Tracking System (ATS) to developing hiring processes and policies. What made this experience particularly rewarding was the opportunity to partner closely with key stakeholders and earn their trust, allowing me to bring my expertise to the table and contribute to building a strong recruitment framework.
During your tenure at Stream, who has had the biggest impact on you and why?
Gabriela Clark, our Customer Success Director, has had the biggest impact on me during my time at Stream. She has been an invaluable mentor, consistently offering guidance and support as I navigated my role. Her insights have helped me refine my skills and grow both professionally and personally. Whether through strategic advice or helping me develop a more customer-centric mindset, her mentorship has played a crucial role in my success at Stream.

Jessica O’Hara, Chicago, 5 years
What has been your proudest individual accomplishment at Stream so far and why?
I haven’t done anything here as an individual, and that is what I love about this company. The camaraderie and people there to pick you up when you are down or going through one of the worst office markets in our lifetimes have been incredible. I am proud to say, though, that I understood the potential Stream had in a market like Chicago and couldn’t wait to hop aboard with Patrick Russo to be on the ground floor back in 2019.
During your tenure at Stream, who has had the biggest impact on you and why?
Patrick Russo and Adam Showalter. It has been an insane five years to be in the business, specifically office, AND trying to take that next step in your career. They always continued to believe in me even when sometimes I didn’t. Not to mention that they always wanted what was best for me, no matter what. I am fortunate that our paths all crossed.
How has Stream changed since you arrived here?
It is growing up, so to speak, but still nimble and flexible.
What do you enjoy doing in your free time?
For me, the best way to answer this is to tell you one thing I 100% do not enjoy doing, and that is cooking. It has NEVER been my jam, and I embrace it and make do with what I can boil or bake with five minutes of prep.

Scott Haney, Houston, 5 years
What has been your proudest individual accomplishment at Stream so far and why?
When I was hired, I was tasked with modernizing our IT systems from traditional on-premise equipment to cloud-based technology. In the five years I have been at Stream, we are completing that journey this year. We have consolidated our phone and communication systems into one system. We have gained efficiency in how we operate. We have implemented a more structured support model that allows us to stay current with emerging support trends. We are continually improving our systems and positioning ourselves to answer Stream’s business requirements as they emerge. I feel very proud of all of that, but my greatest accomplishment is that my team did this. My team learned the skills needed to manage this. My team continued to deliver on all the business needs, and I was simply in a position to enable them to succeed.
During your tenure at Stream, who has had the biggest impact on you and why?
My team has had the biggest impact on me. They give me a counter perspective, an opinion that would make it impossible for us to be successful without. Their commitment and dedication to Stream and the work we do is inspiring and impressive. It would be impossible to succeed without the team that I lead. Each plays a critical role, from support to project delivery to crisis response. They are highly talented, well-spoken, generous with sharing information, and have a deep interest in helping each other succeed. There are many other people in Stream who have influenced me, but my team stands head and shoulders above everyone else for impacting me.

Matt Drake, Carolinas, 10 years
What has been your proudest individual accomplishment at Stream so far and why?
Overall, I would have to say that making it to my current position in the company, Starting from the ground up and working my way up the ranks, was not only self-determination but also being able to accept constructive criticism and turn that into motivation.
During your tenure at Stream, who has had the biggest impact on you and why?
While I have met and worked alongside many great people at Stream, I would have to say, Kimberly Loflin. Her extensive knowledge of property management, accompanied by her Engineering knowledge, has made working with her invaluable. The knowledge she has been able to pass along to me from her experiences with engineering and schooling me on the administrative side has helped me grow beyond what I would have thought.

Overseeing the current lobby renovations at 2515 McKinney, previously known as Chateau Plaza. Stream has managed the property since 2010 and oversaw the renovations back in 2011. It was a full-circle moment, and the team is proud of how the renovations have repositioned the asset in the market.

Elizabeth Lybrand, Austin, 5 years
What has been your proudest individual accomplishment at Stream so far and why?
I think my biggest individual accomplishment has been stabilizing my team at 515 Congress. From November 2023 to March 2024, we were operating without a full team (notably, without a property manager). While I had outside support during these six months, I was the only one on-site with knowledge of current projects from start to end. I was also responsible for implementing the budget at the turn of the year, providing updates to asset management, and even assisting with hiring several team members. Now that I have a whole new team (engineers and all), I’ve done my best to teach them what I know and have experienced at the property during the last two and a half years.
During your tenure at Stream, who has had the biggest impact on you and why?
My previous manager, Samantha Capps, has had a tremendous impact on me. While we initially bonded over the semi-tumultuous transition of a property, I am most inspired by her dedication to excellence and strong character in and out of the office. I am also forever grateful to Amanda Coupe for creating a Property Management internship for me (back in the day!), as well as to the industrial teams that I started my career with and all of the foundational skills they taught me.
How has Stream changed since you arrived here?
It’s not a secret – Stream has grown so much since I started! From 10 to now, 15+ national offices, surviving COVID, to even just the growth of the Austin office has been so exciting to be a part of. One specific change that impacted my everyday life was the migration to Microsoft Teams. I hope that tracking everything digitally will help future Stream teams figure out what was going on 5, 10, or even 15 years from now. Just as important is what has not changed – the core of who we are is still “nice, smart, honest, passionate.”
What do you enjoy doing in your free time?
In my free time, I’ve been exploring several new creative mediums—water coloring and cross-stitch. I also love to cook for people, play board games with my husband and friends, take my Great Danes for a walk, and squeeze in a bouldering session at my gym when I can. I’ve also tried to travel post-COVID—I recently got back from Paris (where I got to see Olympic Beach Volleyball!) and Amsterdam.
Shelly Thompson, DFW, 10 years
What has been your proudest individual accomplishment at Stream so far and why?
I would say establishing a good reputation. A strong work ethic is sometimes hard to find these days. I believe that the quality of your work really says something about you as a person, good or bad. I feel I have established a solid standing with Stream as someone with genuine character who is honest, reliable, and trustworthy. They can count on me to give my best effort on any assignment.
During your tenure at Stream, who has had the biggest impact on you and why?
Everyone! Stream has so many talented people working for it, so the list is long! Property Managers, engineers, accountants, and so many other Stream team members, both past and present, have made lasting impressions on me. I have learned something from every individual that I have had the pleasure to work with over these years, and I truly value the knowledge and direction they have shared to help me grow in this industry.
How has Stream changed since you arrived here?
It’s exciting to see how Stream has and continues to expand both locally and nationally! I feel a major factor of this positive growth is Stream’s commitment to retaining skilled individuals who embody Stream’s core values—smart, honest, nice, and passionate. But one thing I am glad to see hasn’t changed is that feeling of a closeknit community that sometimes gets lost as companies grow.
What do you enjoy doing in your free time?
I love spending time with my family and friends!
Paul Moser, Data Centers, 25 years
What has been your proudest individual accomplishment at Stream so far and why?
In 2005, we acquired a five-building data center portfolio in Silicon Valley, selling out in nine months and then executing a 1031 exchange into the acquisition of Chase Tower. Why? The transactions helped take Stream to the next level and got us into the data center business in earnest. From there, we began developing our first data centers.

My proudest individual accomplishment is building Stream’s IT operation from scratch. I am blessed and honored to have had that opportunity.
During your tenure at Stream, who has had the biggest impact on you and why?
Mike and Lee. Both have been such a positive influence on my life for 30+ years. I followed them from Trammell Crow Company because of the trust I had in their leadership, and I am so thankful I did. I was brought on board as a property manager, and Mike and Lee had enough faith in me to allow me to lead the direction and growth of the IT operation as well. I am extremely grateful for their past and future leadership.
How has Stream changed since you arrived here?
Well, I lost count, but I’m pretty sure I was/am employee #19 (if you don’t count Mike and Lee!). Now, we are 1,400+. My first day was in a crowded, single-story office on Empire Central Drive in Dallas (the first Stream HQ!). Now, Stream owns, occupies, and manages some of the finest properties in the USA, and our team is the best in the business!
What do you enjoy doing in your free time?
I spend my free time sharing my life with my beautiful wife, Marianne, and son, Patrick (and pup, Calvin). I enjoy training for and participating in fitness events, cycling and motorcycling, music (I’m a drummer), and photography.

I was part of the very beginning of Stream Carolinas and helped it grow. I became very knowledgeable in all commercial and Industrial facilities and was able to transition to any type of facility seamlessly.

Daniel Farrar, Mike Burnett, and Kimberly Loflin. These three people bring three very strong and different views and work ethics. They have allowed me to become versatile and well-rounded as a professional, combining three very different styles and practices so that I can be a complete and accomplished employee. I thank all three of these people.

What has been your proudest individual accomplishment at Stream so far and why?
We have done some great deals in the five years I’ve been here. Collaborating with teammates led to being the Top Producer in Atlanta, which I was proud of. I think my proudest achievement is contributing to the growth of our Industrial team both in deal volume and by helping recruit/hire some amazing people.

Everyone has been extremely helpful with transaction specifics and general career advice. Competing with the other members of our industrial team in Atlanta has caused everyone to up their game. I’d like to single out a few who have been here since I started: Bradley Dunn, Beau Acuff, Nick Peacher, and Rob Williams. I also have learned a ton from Simon Arpiarian, Mack Freudenstein, and Brad Bays.

What has been your proudest individual accomplishment at Stream so far and why?
I am very proud of every project my team has built. Projects that stick out are 501 Congress and, of course, RiverSouth. Most recently, I am proud to have won the City of Austin NESC Development assignment through a lengthy RFP process against the best developers in Austin. I am excited about the future of building the best buildings in Austin for Stream, our clients, and public projects.
During your tenure at Stream, who has had the biggest impact on you and why?
David Blackbird and Derek Land had the vision to bring me to Stream (after meeting them as Architect for 501 Congress) and give me the trust and tools needed to build a team needed to tackle any project, as well as to serve the rest of the Stream Leasing and PM teams and our clients. Will Nichols has now been leading the charge in Austin for several years and has been an incredible leader and supporter of our team and growing workload. In addition to the office leaders, Sam Owen, Amanda Coupe, Brad Phelp, and Clay Golden have all taught me so much over the years.
How has Stream changed since you arrived here?
It has changed a lot in 10 years. When I started, I think we had 600 people, and it has ballooned to over 1,400 in ten years. I have watched Stream develop from being viewed as a small Texas real estate company to a nationwide brand. With this kind of growth, I am proud of Stream for how they have grown significantly while maintaining the culture I fell in love with 10 years ago.
What do you enjoy doing in your free time?
I like to golf, hunt, and fish whenever my schedule allows, but my favorite time outside of work is spent with my amazing grandkids. My wife and I have seven grown children with eight grandkids.

What has been your proudest individual accomplishment at Stream so far and why?
During this time, I have had several accomplishments, but I think that the greatest one so far has been having the opportunity to meet and work with a lot of people and learn from them. In the same way, I feel proud to be here for other people and give them the best of me.
During your tenure at Stream, who has had the biggest impact on you and why?
Although he is no longer with us, it would have to be Mike B. I met Mike when I was 18 years old, he was a mentor to me and was also highly respected by many other colleagues.
How has Stream changed since you arrived here?
Wow! Stream has maintained its core values, which have not changed, making it, in my opinion, the best company to work for. As we can all see, what has changed about Stream since I started in 1999 is the growth from only a few employees to what we are now. Stream is expanding to other states and keeps growing all this because of its core values and the great people working in the company. This says a lot.
What do you enjoy doing in your free time?
Traveling with my wife and enjoying the outdoors, riding my motorcycle when the weather is nice, and lastly, keeping myself busy doing projects around the house.
Dorothy Hamilton, Washington, D.C., 10 years
What has been your proudest individual accomplishment at Stream so far and why?
Growing our Property Management (PM) Talent/Team and portfolio from Eamon O’Shea and myself in 2014 to 63 people today. Additionally, growing the PM platform in 2014 from two buildings in Pennsylvania and Virginia to 45 buildings in D.C., Maryland, Virginia, Pennsylvania, New York City.
During your tenure at Stream, who has had the biggest impact on you and why?
I would say Kyle Luby, as his faith in me has encouraged me to look beyond PM Ops into business development. The autonomy and support he has provided over the years has been invaluable. Every day at Stream provides new opportunities and challenges to keep that fire and energy burning.

What has been your proudest individual accomplishment at Stream so far and why?
Being trusted to build an industrial team in Atlanta at the age of 24 is high on the list. I’ve made lifelong friendships in the process, and I’m thrilled with how Stream’s Southeast industrial presence is taking shape. Additionally, hiring and training multiple top producers nationally has been incredibly rewarding. Witnessing their growth and success in the industry is a blast. Now, I’m learning from them!
During your tenure at Stream, who has had the biggest impact on you and why?
Chris Jackson, Blake Kendrick, and Ryan Boozer. We modeled much of our ATL/CLT industrial team’s business plan on their successful structure/culture in Dallas. Their support and guidance along the way helped shape our industrial teams and, consequently, much of my career.

The two biggest changes I’ve witnessed are (1) how much more sophisticated we are in everything we do and (2) how much our brand has grown across the country. We’ve become a national player during my time here.

In just five years, Stream has gone from 900 employees to over 1,400 employees and from 12 to more than 15 offices. While the company continues to grow, the opportunity to build your own path and grow within the company has continued to be a reason that I stay at Stream.

My proudest accomplishment at Stream has been opening the Chicago office in 2019 and helping to build and foster Chicago into an incredible team of 50+ professionals who now feel like family.
During your tenure at Stream, who has had the biggest impact on you and why?
Mike, Lee, and Chris, without a doubt, for believing in me. Their trust and partnership have been the guiding force that has motivated me to be better personally and professionally every day. Additionally, I wouldn’t be here without my incredible Chicago partners. We came together over the last five years to create something unique and special in Chicago to disrupt the market and provide best-in-class service to our clients, and it’s working!
How has Stream changed since you arrived here?
When I joined in 2019, we had around 800 employees and were in 11 markets. Today, we have over 1,400 employees and are in more than 15 markets, so the growth alone, nationally and locally, has been incredible and fun to be a significant part of. The beauty of our firm is that our core values and culture have remained intact, which is important to all the leaders, including myself. Our growth cannot outpace or impair our culture, that has been a paramount foundation that I appreciate. In addition, we have become more sophisticated from a resource’s perspective on a local and national level. This has allowed our private and flexible platform to allow our people to run and be as successful as possible.
What do you enjoy doing in your free time?
I enjoy spending time with family and friends, working on a new project at my house, and playing golf. Also, since joining Stream, I have gained a new appreciation for the outdoors, and I’m an aspiring fly fisherman.

Wade Harris, San Antonio, 5 years
What has been your proudest individual accomplishment at Stream so far and why?
It’s tough to pinpoint one single accomplishment that stands out as the proudest because I’ve had the opportunity to work on so many fulfilling projects during my time at Stream. From smaller projects like designing a floor identification system for a parking garage to managing a million-dollar GSA finish-out, each project has been a rewarding experience. These projects, along with everything in between and beyond, have provided invaluable learning opportunities that have helped shape my career.
During your tenure at Stream, who has had the biggest impact on you and why?
Several people at Stream have had a significant impact on me. First, there’s Liam Stagg. He saw me as a valuable addition to Stream and the San Antonio Construction Management department. He’s not just a boss; he’s a mentor, a peer, and a friend. Liam has an incredible depth of knowledge, and his unique approach to problem-solving is something I deeply respect. His calm demeanor in challenging situations has taught me the importance of focusing on mutual solutions to better Stream and our clients. Then there’s Allan Young, the Executive Managing Director and Partner of San Antonio. Allan has an amazing attitude, is always open to new ideas, and never fails to bring humor into the office with his smile, quick wit, and “joke of the day.” Both of these individuals have shaped the way I approach my work and have made my experience at Stream extremely rewarding.
How has Stream changed since you arrived here?
Since I started at Stream in 2019, I’ve seen tremendous growth across all departments. We’ve added talented people to our team, and it’s been a thrill to be a part of that journey. What I love is that even with all this growth, we’ve still held on to that small-office feeling with a strong sense of teamwork. From the moment I started working here I felt like a part of something bigger, yet still connected to everyone around me.
What do you enjoy doing in your free time?
I’m very involved in my church community, which keeps me busy in the best way. Beyond that, I love spending quality time with my wife, doing yard work, shopping for the next best deal, and refinishing furniture, to name a few. We love to travel around Texas to visit our kids and our new grandchildren. We also are always on the hunt for the next great BBQ spot. And when I get a quiet moment, you’ll usually find me reading a book.

My 20th anniversary and being a part of something much bigger. I am proud to be on the Stream team and call it my family.
During your tenure at Stream, who has had the biggest impact on you and why?
The leaders: Mike, Lee, and Chis. Watching them lead people and a company through highs and lows…a lot of Stream’s competitors downsize in the low times, and Stream always kept its team on board. They value loyalty and understand that people are the key to success.
How has Stream changed since you arrived here?
In 2004, we were located at 511 E. John Carpenter and had 300 employees in three cities. Now, we are headquartered at 2001 Ross Avenue and have 1,400 employees in key core markets coast to coast. Their passion for commercial real estate remains as vibrant as ever, and I am proud to have them as my mentors still to this day.

Gemma Davis, Senior Recruiter, Atlanta, 5 years
What has been your proudest individual accomplishment at Stream so far and why?
It’s hard to pick out any individual accomplishment as so much of what we do in the recruiting world is collaborating with leaders to find and hire great talent. However, I would say that watching people whom I’ve hired as analysts grow in their careers has been really rewarding and fulfilling, knowing that I’ve been able to have a positive impact on their lives, all while helping Stream find great people.
During your tenure at Stream, who has had the biggest impact on you and why?
Molly Robottom. She’s not only been an amazing boss and leader for the last five years but also became a great friend and role model!
How has Stream changed since you arrived here?
When I joined Stream in April 2019, we had 750 employees and 12 offices. Though we’ve nearly doubled in size since then and added new offices and service lines, we’ve been able to keep the same gritty, entrepreneurial, and dynamic culture that attracted me to Stream in the first place, all while adding much-needed resources to help us continue to support these growing teams.

How has Stream changed since you arrived here?
Since joining Stream, I’ve noticed some positive changes in our culture. While COVID-19 prompted adjustments, like reduced in-person interactions, it also spurred innovation and resilience within our team. Despite challenges, we’ve found creative ways to stay connected and maintain our bonds, fostering a stronger sense of unity. Overall, Stream has evolved dynamically, adapting to external circumstances while nurturing a resilient and cohesive team spirit.

What has been your proudest individual accomplishment at Stream so far and why?
I’ve been so lucky to be a part of so many great teams, so it’s difficult to reference something individually, but I’m most proud of being a part of so many successful onboarding and sale transitions. It’s been great to work with so many teams while new properties are brought on or handed off to various owners.
During your tenure at Stream, who has had the biggest impact on you and why?
I’ve had the privilege of working with several talented property managers, but I wouldn’t be as successful as I am today without Lisa Spampinato, who I had the pleasure of working with for the majority of my time with Stream.
How has Stream changed since you arrived here?
It has grown so much. It’s been great to watch the company continue to evolve and expand into so many markets.

Without a doubt, Kyle Valentine. You couldn’t ask for a better partner than him. There are a million attributes you could use to describe him, but he is the most dependable and humble person I have ever met. No one runs faster to a difficult task. But what most people don’t know is he is probably one of our best business developers as well.

Laura Gustine, Property Manager, Houston, 10 years
What has been your proudest individual accomplishment at Stream so far and why?
Becoming a Property Manager was a big accomplishment while here at Stream. I started at Stream as a Property Administrator and right out of college. So, I have learned a lot over the years.
During your tenure at Stream, who has had the biggest impact on you and why?
From day one Dawn Sartell has been by my side. She has been my cheerleader, mentor, and good friend. I would not be here today without the help from her. Especially in those first few years!
How has Stream changed since you arrived here?
Stream has changed a lot in the last 10 years. When I first started, we had quarterly luncheons that took place at restaurants or the junior league. Now we have too many people to do that and host at Stream HQ in the large meeting room.
What do you enjoy doing in your free time?
Being with family. I have a 3 year old who keeps me on my toes 24/7.
Kyle Valentine, Executive Managing Director & Partner, Houston, 20 years
What has been your proudest individual accomplishment at Stream so far and why?
Launching a new market for Stream in Houston in 2006. We were confident that we would be successful but seeing what it has grown into is something that we are all very proud of.
During your tenure at Stream, who has had the biggest impact on you and why?
It all starts with Mike, Lee & Chris. They’ve always been believers in me and constantly challenge me to keep growing! That being said, these last 18 years with Preston, Justin, and Matteson here in Houston have been pretty special.
How has Stream changed since you arrived here?
When I joined Stream, Mike & Lee would strategically interview you away from their office on the John Carpenter Freeway so that you wouldn’t know what you were really getting into! Watching a band of aspirational entrepreneurs grow from a few dozen making waves in Dallas to one of the most respected CRE firms in the country has been incredible to participate in. More importantly, we are no longer confused with Extreme Reality or Stream Energy. But one thing that hasn’t changed is our culture which I believe will be the biggest driver of our growth moving forward.
What do you enjoy doing in your free time?
My free time is almost exclusively spent on a soccer field, football field, track or golf course watching my kids play sports.
Steven M Sumerfelt, Chief Pilot, Dallas, 15 years
What has been your proudest individual accomplishment at Stream so far and why?
Upgrading the company plane was a high point. Along with that, and probably more importantly, we recently added an advanced first aid kit with AED and a satellite phone for direct access to emergency room doctors.
During your tenure at Stream, who has had the biggest impact on you and why?
I try to learn from everyone I work with, but Mike McVean has had the biggest influence on my time with Stream. Mike’s position in the company, combined with his aviation knowledge, has given me an excellent source to run ideas by or talk through a scenario. It’s rare to find a senior company executive who takes his flying as seriously as he does.
How has Stream changed since you arrived here?
The growth at Stream since I started my career here has been incredible!
What do you enjoy doing in your free time?
My wife and I enjoy hiking and exploring new places. I also like to hunt and target shoot.
Victor Saldana, Building Technician II, Austin, 15 years
What has been your proudest individual accomplishment at Stream so far and why?
When I started working with Stream, I didn’t have much experience in building maintenance. I only oversaw five small buildings at that time. After a short period, I was moved to the industrial portfolio with Darrell Peay, the shift engineer, with a total of 36 buildings. Over the years and the company’s growth, we were able to inspect and maintain 96 buildings. So far, I’m most proud to become a Building Engineer Tech II with more experience and knowledge than when I started. Now, I feel confident handling all types of circumstances and resolving all kinds of problems, but speaking honestly, I consider it just the start of my journey in this great company.
During your tenure at Stream, who has had the biggest impact on you and why?
Darrell Peay has had the biggest impact on me. I owe him most of the maintenance knowledge I have acquired. He always has the time and the availability to teach me something new every time I work with him.
How has Stream changed since you arrived here?
When I started 15 years ago, Stream Austin was just a small company. Now, it’s the largest property management firm in Austin, managing over 17 million square feet.
What do you enjoy doing in your free time?
I love to spend quality time with my family. I also enjoy fishing and traveling to different countries and learning about their culture, history, and gastronomy.
Joseph Wolf, Accounting Manager, Dallas, 5 years
What has been your proudest individual accomplishment at Stream so far and why?
I was able to bring my years of experience in property accounting to Stream and use my knowledge to work on some challenging properties. Stream saw my high-quality work and positive attitude and felt I would be an asset as a leader within the accounting department. I’ve since been promoted to Accounting Manager, leading a strong, effective team.
During your tenure at Stream, who has had the biggest impact on you and why?
During my time with Stream, two people, Edward Starr and Dov Clayton, have provided excellent examples of how to be a strong leader. They have shown by example that a leader who supports and encourages their team will result in a more positive workplace. I have taken these examples along with my personal experiences to try and lead my team in the way I would want to be treated.
How has Stream changed since you arrived here?
The largest change in the last five years for almost every company was the impact of COVID-19 and the change in what the “workplace” environment can be. In the accounting department, there was a change to remote working for most of the department. The initial challenge was learning how to adjust our interpersonal communications as we were no longer across from each other in cubicles. It was serendipitous that Stream had adopted using Teams before COVID-19, so the department had the tools in place ready for this sudden, unexpected change in the workplace. Accounting has been very successful in this transition.
What do you enjoy doing in your free time?
As a father of four children in the late elementary and middle school years, I spend a lot of time as a driver for all their extracurricular activities. I used to enjoy playing sports, but now I either watch from the stands or coach the soccer team. As a child of the early 80s, I enjoy reading, watching movies, and playing video games, which I’ve shared with my kids.

Ryan Boozer, Managing Director & Partner, Dallas, 10 years
What has been your proudest individual accomplishment at Stream so far, and why?
Several transactions come to mind, but the biggest accomplishment is helping multiple partners increase the team’s revenue. I have found that it is more rewarding watching younger people succeed at a high level.
During your tenure at Stream, who has had the biggest impact on you and why?
That is a challenge between a few people. The friendly competition between Blake Kendrick, Cannon Green and Seth Koschak has been an amazing “iron sharpens iron” experience. Watching high-functioning people and trying to implicate those practices into my own life has been critical to my growth.
How has Stream changed since you arrived here?
One word – GROWTH. The company’s growth over the last few years has been phenomenal, and we expect that to compound in the future.

My proudest accomplishment has been bringing the team together at One Main. It is never about me but we. We have made great strides here, turning this property around and getting it to operate as it should. We still have more to do, but I am confident the team here will make it happen.
During your tenure at Stream, who has had the biggest impact on you and why?
Juan Lopez. Whether you’re dealing with a major disaster or have a simple question, you get the same sound and thoughtful advice in a calming way.

I enjoy spending time with my grandchildren and saltwater fishing in my free time. It is a true blessing when I can put the two together.
Andrew Katzfey, Senior Associate, San Antonio, 5 years
What has been your proudest individual accomplishment at Stream so far and why?
It is difficult for me to pick a proudest accomplishment since I’ve worked on so many cool projects during my tenure with Stream. I’d have to say executing a full building lease at Two Winnco Center in late 2023 would be one of my prouder moments. It was a challenging project that had been vacant for years prior to Stream taking the listing. We were able to get the property leased to a great tenant and on a term deal after some lengthy and challenging negotiations. It was an excellent win for Stream and our newest client.
During your tenure at Stream, who has had the biggest impact on you and why?
I’d say my teammates have been my biggest impact. I had the opportunity to join a team of great people who helped me build my business and learn the market. From there, I have really enjoyed winning assignments and executing business plans with all my colleagues. In my opinion, it is the best aspect of being a part of the Stream team.
How has Stream changed since you arrived here?
Stream has grown tremendously since I joined in 2019. We have added some great talent throughout brokerage, property management and CM, and it has been a great process to be a part of. I appreciate that with all the growth, we have maintained a small office culture and team atmosphere.
What do you enjoy doing in your free time?
I enjoy playing basketball (when my body permits it!) and working out during the week. On weekends, I enjoy helping out on our family ranch in South Texas by guiding dove hunts.

Our two founders, Mike McVean and Lee Belland. They’ve been my friends, partners and mentors over the past 20 years. Their leadership, support and never losing sight of their vision for Stream, through good times and challenging times, stand out. Their willingness to empower us as leaders and to make mistakes along the way (a lot of mistakes) and for putting us all in partnership together in a way that most founders aren’t willing to do.

Chris Miller, Director of Corporate Security, Regional, 5 Years
What has been your proudest individual accomplishment at Stream so far and why?
There have been a few, but one that comes to mind is the Pandemic Plan I wrote for SDC that was widely used during COVID. I started it very early because I went through the H1N1 pandemic in 2009 and saw how quickly it spun out of control without all the social media tools available now. We had our plan in place long before our competitors, and I was asked to speak at industry professional sessions regarding plan deployment and management.
During your tenure at Stream, who has had the biggest impact on you and why?
My staff has had the most significant impact on me because without them doing their jobs accurately and professionally, I could not do mine. Additionally, I’ve been associated with SDC for nine years (four as a consultant and five as an employee). During that time, I’ve had four managers. My current manager has allowed me the freedom to do my job effectively, resulting in a more refined service delivery for my organization.

During your tenure at Stream, who has had the biggest impact on you and why?
My previous supervisor Angela Thomas had the biggest impact on my life. When I first started at Stream five years ago, I had no experience and no college education. She took a chance on me and changed my life. It was because of her I decided to go back to school to finish my degree. She motivated me as well as pushed me to finish college so I would be able to move up in my career. She was also very supportive of my decision to leave her team to transfer to project accounting. Although she is no longer with Stream, I would not be where I am without her guiding me.

What has been your proudest individual accomplishment at Stream so far and why?
One of the most exciting things that I played a role in accomplishing was the first investment that I made at Stream (and in my career) in 2011. It’s not the most lucrative accomplishment, but winning the leasing assignment for The Pines, purchased by Nuveen, felt good. It was the first time, for me, a strategic pursuit of that nature was rewarded.
